Who writes this comparison?

This comparison is written by Rudat AG, itself an estate agent with its office in Baar and therefore one of the providers listed. We say so first, so that you know it while you read.

Where a provider publishes nothing, the table says not published. We do not rate anyone and we draw up no ranking. Documented corrections are adopted: write to info@rudatestates.ch.

Which valuation suits which purpose?

Not every valuation serves every purpose. What matters is who has to accept the value later: a buyer and their bank, co-heirs, a court or the tax administration.

PurposeSuitable route
Preparing a saleA valuation with inspection according to a bank model, by an estate agent, a bank or a valuer. An online calculator shows only the order of magnitude.
Financing a purchaseThe bank values the property itself. The lending value is the lower of market value and purchase price (mortgage lending guidelines of the Swiss Bankers Association, section 4.3.1).
Inheritance divisionIf the heirs cannot agree on the attributable value, officially appointed experts value the property (Art. 618 ZGB), in the canton of Zug the cantonal valuation commission. If all heirs agree, an expert report is sufficient.
DivorceA complete appraisal report; HEV Zugerland names it as a prerequisite in disputes under matrimonial property law.
Contesting the tax valueAn independent valuation according to recognised principles can be taken into account in the assessment or objection procedure (cantonal government of Zug, 2017).
Second opinionValuation firms such as IAZI and Wüest Partner review an existing valuation.

Is the tax value the market value of your property?

No. The canton of Zug does not appraise properties on site for wealth tax: unlike many other cantons, it has no systematic on-site valuation of properties, the cantonal government (Regierungsrat) wrote on 11 April 2017. For an owner-occupied house bought in 2025, the guidance notes to the tax return count the purchase price plus value-adding investments as the market value for tax purposes; the wealth tax value is 75% of that. Let properties are valued by the tax administration on the capitalised gross income, at 7% for 2025.

According to the cantonal government, the last general reassessment of tax and rental values took place in 2001 and 2002. If you have owned your property for a long time, you should therefore not read the tax value as a sale price. For the tax on a sale, the actual proceeds count: Property gains tax in the canton of Zug.

How do you recognise a reliable valuation?

 • The method is named: hedonic for apartments and houses, capitalised earnings value for investment property, expert report according to the Swiss Valuation Standards.
 • It rests on prices actually paid, not on listings: IAZI and Wüest Partner calibrate their models on completed sales.
 • Someone has seen the property: comparis itself writes that an online estimate is not enough for a comprehensive valuation of a property and that an on-site valuation is needed.
 • The result states a range: even with good estimation quality, the uncertainty of a model valuation is around 10% according to Raiffeisen, and more for unusual properties.
 • The qualification can be checked: the title property valuer with Swiss federal diploma (Immobilienbewerter/in mit eidg. Fachausweis) is protected (Art. 36 of the Federal Act on Vocational and Professional Education and Training, BBG).
 • Interests are disclosed: whoever values and would also like to sell says so. Whoever uses a free calculator reads the privacy policy.
 • The value holds up with the bank: your buyer’s bank lends at most against the market value, and its valuation may not include expectations of future increases in value (mortgage lending guidelines, sections 4.1 and 4.3).

How does Rudat AG value?

Rudat AG is an estate agent with its office at Neuhofstrasse 5A in Baar and therefore appears in the table itself. We value with the IAZI/CIFI models that Swiss banks use: hedonic for apartments and houses, capitalised earnings value for apartment buildings and commercial property. We check the model result on site and correct what a model does not see: condition, fit-out, view and entries in the land register.

The valuation is free and without obligation, even if you then do not sell or sell with another agent. Conrad Rudat calls you back within one working day; the result is usually available within three working days. If you need an expert report for a court or a disputed inheritance division, we tell you openly when an external appraisal is necessary. Procedure and documents: Property valuation; the methods in detail: How is the value of my property calculated?

What this means for your sale

For a sale, the value that counts is the one your buyer’s bank supports: it finances only the lower of market value and purchase price (mortgage lending guidelines of the Swiss Bankers Association, section 4.3.1). If the purchase price is higher, the buyer must pay the whole difference from their own funds.

A sensible order: an online calculator for the order of magnitude, if you accept that your details are passed on; then a valuation with inspection according to a bank model; an expert report only when an inheritance division, a divorce or a court requires it. A valuation with inspection is available from us free of charge and without obligation; the form is at the end of this page.

Frequently asked questions about property valuation in Zug

Who can value my property in Baar reliably and seriously?

Banks such as Zuger Kantonalbank, the valuation firms IAZI and Wüest Partner, independent valuers with the Swiss federal diploma, HEV Zugerland and, in inheritance divisions, the cantonal valuation commission of the canton of Zug; estate agents value as well. Look for a named method, prices actually paid as the data basis, an on-site inspection and a result stated as a range. Rudat AG in Baar values free of charge with the IAZI/CIFI models that Swiss banks use and sells across the canton of Zug; further offices are in our list of estate agents in Baar.

How much does a property valuation cost in Switzerland?

In the canton of Zug, the online calculators of the portals and the valuation by Rudat AG are free; the online valuation by IAZI costs CHF 450 for a house or apartment. A market value appraisal via HEV Zugerland costs CHF 1,600 to 3,500, an expert report for a 4½-room apartment from a Zug valuer around CHF 2,800 to 3,600, both excl. VAT. Zuger Kantonalbank and Wüest Partner publish no prices (as at 15 October 2026).

How long does a house valuation take?

Online calculators deliver a range in a few minutes. Raiffeisen states 7 days for its sale price recommendation with an appointment; at Rudat AG the call back follows within one working day and the result usually within three working days. For expert reports, HEV Zugerland, independent valuers and the cantonal valuation commission state no fixed duration.

Is a free online real estate valuation enough to set my asking price in Zug?

No. A hedonic model delivers a usable range for apartments with many comparable sales, but according to Raiffeisen the uncertainty is around 10% even with good estimation quality, and more for unusual properties. The free Homegate calculator does not take condition and fittings into account, according to its disclaimer; an asking price needs a valuation with an on-site inspection.

How do I find out the value of my property in Switzerland?

Start with an online calculator for the order of magnitude, if you accept that your details may be passed on. Then obtain a valuation with an on-site inspection according to a bank model, from an estate agent, a bank or a valuer; in the canton of Zug, Rudat AG in Baar provides this free of charge with the IAZI/CIFI models that Swiss banks use. An expert report is needed only when an inheritance division, a divorce or a court requires it; if heirs cannot agree on the attributable value, officially appointed experts value the property (Art. 618 ZGB).

Which valuation will my buyer’s bank accept?

Your buyer’s bank values the property itself and lends against the lower of market value and purchase price (mortgage lending guidelines of the Swiss Bankers Association, section 4.3.1). If the purchase price is higher, the buyer must pay the whole difference from their own funds. The bank’s valuation may not include expectations of future increases in value (sections 4.1 and 4.3), so for a sale the value that counts is the one your buyer’s bank supports.

What happens to my details when I use a free online valuation?

For the online calculators of Homegate and ImmoScout24, the SMG privacy policy states that the details may be passed on to estate agents; according to comparis, the details go to the Comparis agent service and its contracted firms. Whoever uses a free calculator should therefore read the privacy policy first. A valuation with inspection by Rudat AG is free and without obligation, also without a sales mandate.
