Selling in Fahrwangen
Anyone selling in Fahrwangen often has a young property: 456 of the 1,205 dwellings were built between 2001 and 2024, 37.8% of the stock (as at the end of 2024). 265 dwellings date from before 1946; 416 of the 625 residential buildings are detached houses.
Before the listing appears, we gather:
- Newer flat: condominium regulations, renewal fund (Erneuerungsfonds), service charges. Buyers compare with the new build in the village.
- Older house: every renewal with year and amount. Heating, roof, windows and kitchen weigh more heavily here than floor area.
- The position on the slope. Sunlight, lake view and the walk to the bus stop differ from quarter to quarter; drone images show it.
First step: the valuation of your property, with a written derivation.
The market in Fahrwangen
Fahrwangen has grown by almost a third in ten years: at the end of 2025, 2,596 people lived here, 29.7% more than at the end of 2015 (2,002); the Canton of Aargau grew by 13.8%.
The housing stock rose from 1,024 (2019) to 1,229 at the end of 2025. Of the 1,205 dwellings at the end of 2024, 770 have four or more rooms; 416 detached houses stand alongside 125 apartment buildings (Mehrfamilienhäuser).
The market has absorbed the wave of new construction. On 1 June 2019, 49 dwellings were vacant, 28 of them in new builds, a vacancy rate (Leerwohnungsziffer) of 4.79%; in 2026 there are still 5, or 0.41%, lower than in the district of Lenzburg (Bezirk Lenzburg, 0.77%) and in the canton (1.05%). Aargau does not publish official sale prices per municipality (the transfer-of-ownership statistics give only the cantonal total); we derive the value for each property individually.
What makes Fahrwangen special
Fahrwangen lies in the district of Lenzburg at 546 m above sea level, a clustered village at the western foot of the Lindenberg, in a hollow above Lake Hallwil (Hallwilersee); the 500 ha municipality includes a roughly 500 m stretch of shoreline with its own bathing hut (Badhüsli). Its neighbours are Meisterschwanden, Sarmenstorf and Bettwil as well as Aesch and Schongau in the Canton of Lucerne.
The name means ‘slope with ferns’ in Old High German; the village has been documented since the early Middle Ages. From the 18th century the village lived from cotton weaving, later from straw plaiting. Since 1980 more people have commuted out than in; the population has grown steadily ever since.
Bus 340 takes 16 to 19 minutes to Wohlen, bus 390 28 to 36 minutes to Lenzburg; you reach Zurich main station in 56 to 59 minutes.
The municipal tax rate (Steuerfuss) stands at 118% in 2026, the cantonal rate at 103%; neither affects the property gains tax (Grundstückgewinnsteuer), as no surcharges are levied on it (Section 2 para. 4 of the Aargau Tax Act, § 2 Abs. 4 StG AG).
How Rudat AG sells in Fahrwangen
From Baar, Rudat AG looks after the whole Canton of Aargau (in German). Valued like a bank. Marketed like a boutique.
- Derive the value rather than estimate it. IAZI/CIFI, the model used by the Swiss banks, provides the basis; we present the derivation in writing after the viewing, including the property gains tax.
- Show what makes the slope special. Professional photos, drone footage, a 360° virtual tour (in German) and our own sales documentation; then the portals and our buyer database.
- Every viewing in person. Conrad Rudat shows you round the house himself, negotiates and accompanies you through to the Wohlen land registry office (Grundbuchamt Wohlen).
From the region: at Stickiweg 2 we are marketing ‘Living the Dream’ (in German) with eight flats: three sold, two reserved, three for sale, first occupancy December 2026. A new-build penthouse (Attikawohnung) in Fahrwangen was reserved after 9 weeks; in Sarmenstorf a detached house (in German) is for sale. Google: 5.0 stars from 26 reviews.
You can reach Conrad Rudat on +41 41 763 33 66.
This page provides context, not advice; the tax commission (Steuerkommission) of the municipality of Fahrwangen and the Wohlen land registry office decide with binding effect.
