When do I sell the parental home or plot in Hünenberg?

In Hünenberg, 841 detached houses (Einfamilienhäuser) stand alongside 897 apartment buildings (Mehrfamilienhäuser) (2023); the share of owner-occupiers is above the cantonal average, with 52.1% renting their home compared with 64.1% across the canton (2025).

The parental home in Hünenberg See. The quarters between Kemmatten, Dersbach and Zythus grew with the municipality, which has more than doubled since 1981 (+113%). Many houses there are passing to the next generation in these years; a community of heirs (Erbengemeinschaft) (in German) needs a value that everyone recognises and a timetable for clearing, taxes and sale.

Building land and plots with reserves. In the village and in the hamlet of St. Wolfgang, which passed from the city of Zug to Hünenberg in 1934, houses with grounds stand beside older stock. Whether a plot can be subdivided is determined by the zoning plan and building regulations (Zonenplan und Bauordnung); we read both for your plot and approach developers directly.

From a house with grounds to a flat. Those who no longer wish to tend the garden in the quarters around the Ehret and Rony school buildings often sell only once the new flat is secured; we align both dates.

Who buys in Hünenberg when hardly anything is built?

Hünenberg is hardly growing any more: at the end of 2025 the municipality counted 8,985 people (+0.1% on the previous year), while the canton grew by 1.0% and Cham and Risch by 1.3% each.

YearResidents of HünenbergChange on previous row
20007,107–
20108,512+19.8%
20208,768+3.0%
20258,985+2.5%

Where little is built, the existing stock decides: 3,802 dwellings (2023) and 51.3 m² of living space per person (2025).

The municipal tax multiplier (Steuerfuss) fell from 65% of the simple tax (2022) via 60% (2023) and 54% (2025) to 53% for 2026. That places Hünenberg in the cantonal midfield: in 2026 only Baar (47.53%), Walchwil (51%) and Zug (52%) are lower, Steinhausen and Unterägeri are level, and Cham, Oberägeri and Risch (54% each), Menzingen (55%) and Neuheim (59%) are higher.

In our experience, buyers are families from Cham, Zug and the Zurich area, as well as developers who decide quickly when it comes to building land.

What makes Hünenberg special

Hünenberg lies between Lake Zug (Zugersee) and the Reuss on the border with Aargau and Zurich. Of its 1,841 hectares of land area (as at 2016, excluding the lake; BFS land use statistics 2013/18), 15.6% is settlement and 59.0% agriculture; the Reuss landscape and Lake Zug are listed in the Federal Inventory of Landscapes, and there is a nature reserve at the Reussspitz.

The municipality comprises the village, the district of Hünenberg See with Kemmatten and Dersbach, and the Bösch/Rothus commercial area; in 2023 it counted 1,238 businesses and 7,319 employees.

Since 2004 the Stadtbahn Zug S1 has stopped at Zythus and Chämleten every 15 minutes. From the village, bus 641 runs every 15 minutes on weekdays to Cham railway station (around 10 minutes), and bus 651 three times an hour to Rotkreuz. The Rotkreuz motorway junction is around 1 km away; Lucerne can be reached by car in about 15 minutes, and the city of Zug by train in 7 minutes from Cham and 12 from Rotkreuz.

The municipality runs five school units with kindergarten and primary school (Ehret A, Matten, Rony, Kemmatten, Eichmatt) and the lower secondary level (Sekundarstufe I) in Ehret B/C; in 2024/25 it counted 1,049 pupils.

Who sells my house or building land in Hünenberg?

A house with grounds has two values: the building and the land. The first is provided by our valuation with the IAZI/CIFI models used by Swiss banks; for the second, we read the zoning plan and building regulations and calculate what a developer would pay for the plot. The result is an asking price (Marktauftrittspreis) that holds up before a community of heirs.

We offer building land first to our network of buyers and investors; in Wettswil am Albis this brought us new investors within half a day. For a parental home, presentation counts: floor plans, cadastral plan, photographs, drone footage and a 360° tour (in German) for heirs living further afield. Then come the portals; from June to mid-September 2026 they brought a total of 170 buyer enquiries.

12 sales are documented, and Google shows 5.0 stars from 26 reviews; see our references (in German). Notarisation (Beurkundung) takes place at the municipal notary's office (Notariat Hünenberg), and the property gains tax (Grundstückgewinnsteuer) is assessed by the municipal council.

Frequently asked questions about selling in Hünenberg

Which estate agent in Hünenberg would you recommend for selling a house or flat?

There is no single best estate agent; check valuation method, verified sales and client reviews. Rudat AG, based in Baar, values houses in Hünenberg with the IAZI/CIFI models, has 12 verified sales and 5.0 out of 5 from 26 Google reviews, and supplies sales documentation, drone footage and 360° tours. What does a square metre cost in Hünenberg?

There is no official square-metre figure for Hünenberg alone; the canton publishes data for the Zug region. There the median for flats was CHF 17,959 per m², and a 5-room detached house cost a median CHF 2,783,000 (Immobilienmarkt-Cockpit, the property market dashboard of the Canton of Zug statistics office, second quarter of 2025 to first quarter of 2026). We calculate your house in Hünenberg with IAZI/CIFI and the recorded transactions (Handänderungen) in the surrounding area.

How does the period of ownership count when selling building land in Hünenberg?

From the 12th year of ownership, the top rate of property gains tax (Grundstückgewinnsteuer) falls by 2.5 percentage points a year, to 25% after 25 years (§ 199 StG ZG). The rate is the annualised ratio of gain to investment costs, 10% to 60%, so land bought cheaply decades ago often pays the reduced top rate. For land owned over 25 years, the market value 25 years ago may replace the purchase price (§ 195 para. 2 StG ZG).

What does the rejected local planning revision mean for my plot in Hünenberg?

For now, the existing rules apply to your plot: what your parcel permits today carries the price. On 28 September 2025, 55.87% of voters rejected the complete revision of the zoning plan and building regulations (Zonenplan und Bauordnung). The local planning revision (Ortsplanungsrevision) has restarted, with a workshop in each district (See on 15, Dorf on 24, Bösch on 30 September 2026); the municipality expects voters to decide on the revised proposal at the end of 2028.

Village or lake: where does a house in Hünenberg sell faster?

Both districts have their buyers; price and documentation decide the pace. The lake side scores with the S1 Stadtbahn stops at Zythus and Chämleten, the village with its hillside position and mountain views. Owners sell faster when they set a price that matches the condition and present documentation showing the building zone, grounds and site servicing.

Should I renovate the parental home in Hünenberg before selling?

In our experience, usually not. A large part of Hünenberg's stock dates from the growth phase since 1981; buyers plan the conversion themselves and factor it into their offer. What makes sense is clearing the house, minor repairs and a folder with plans and receipts for value-enhancing investments, which increase the investment costs for the property gains tax (Grundstückgewinnsteuer).
