Selling in Arth

Arth consists of three villages and a mountain, and each location appeals to different buyers. Of 2,202 residential buildings, 987 are detached houses; 1,056 were built before 1981 (2025). This gives three starting points:

  • Arth on Lake Zug (Zugersee). Here, proximity to the water counts. Lake view and zoning plan belong in the documents, backed by evidence.
  • Oberarth and Goldau. Buyers factor in the distance to Arth-Goldau station; with older houses they ask about heating, roof and windows.
  • The Rigi. Holiday homes and properties for enthusiasts call for details of access and utilities, operation and upkeep.

Which starting point applies to you is shown by the valuation of your property.

The market in Arth

At the end of 2025, Arth had 12,469 residents, 8.5% more than in 2015 (11,492). The Canton of Schwyz grew by 9.8% to 168,046 over the same period.

Vacant dwellings are rare: on 1 June 2026 there were 18, a vacancy rate (Leerwohnungsziffer) of 0.29%; in the canton, 422 stood vacant (0.50%). In 2017 Arth still counted 101 vacant dwellings (1.78%), in 2025 only 9.

Alongside the 987 detached houses there are 795 apartment buildings (Mehrfamilienhäuser), 250 residential buildings with secondary use and 170 buildings with partial residential use. From 2022 to 2024, 22 detached houses and 16 apartment buildings were newly built. The building zone (Bauzone) measures 250.3 hectares (2022), and the share of second homes (Zweitwohnungen) is 13.23% (2025).

We have not found officially published sale prices for Arth. We therefore derive the value for each property individually.

What makes Arth special

The municipality (48.5 km²) stretches from the Rossberg across the valley between Lake Zug and Lake Lauerz (Lauerzersee) to Rigi Kulm at 1,797 m above sea level. Arth lies at 422 m, Oberarth at 450 m and Goldau at 513 m; on the mountain, Klösterli, First, Staffel and Kulm belong to it. Its neighbours include Küssnacht am Rigi, Walchwil and Zug.

In 1806 the Goldau landslide (Goldauer Bergsturz) from the Rossberg destroyed Goldau and 457 people lost their lives; today's village grew with the Gotthard railway, opened in 1882.

From Arth-Goldau, direct trains run to Zug in 15 minutes, to Lucerne in 26, to Zurich main station in 39 and to Schwyz in 7. The bus from the village of Arth to the station takes 10 minutes.

Tax multiplier (Steuerfuss) 2026: 110% canton, 35% district, 110% municipality, 255% in total, or 282% with Roman Catholic church tax. Notarisation (Beurkundung) takes place at the Goldau district notary's office, Parkstrasse 3.

Frequently asked questions about selling in Arth

What is the price per square metre in Arth and Goldau?

We have not found officially published prices per square metre for Arth or Goldau; Rudat AG therefore calculates each property individually with IAZI/CIFI. Our assessment: in Arth the lake view shifts the value, in Goldau the proximity to the station, and on the mountain access and utilities.

How much property gains tax do I pay on a sale in Arth or Goldau?

Under the Schwyz Tax Act (StG SZ), the property gains tax is levied by the canton alone (§ 2 para. 1 StG SZ); the district and municipal tax multipliers play no part. Example with a gain of CHF 250,000: less CHF 2,000 leaves CHF 248,000; the basic tariff of CHF 7,710 plus 30% of CHF 208,000 comes to CHF 70,110. After 12 full years of ownership the tax falls by 31% to around CHF 48,376, and from 25 full years by 70% to CHF 21,033 (§ 120).

Where is the sale contract for a house in Arth or Goldau notarised?

At the Goldau district notary's office, Parkstrasse 3; you cannot freely choose the notary's office in the Canton of Schwyz. It charges CHF 45 for every CHF 50,000 of the purchase price or part thereof, at most CHF 13,500, plus VAT. There is no property transfer tax (Handänderungssteuer) in the Canton of Schwyz.

What is different about selling a property on the Rigi?

With 13.23% second homes (2025), Arth is not subject to the building-law provisions of the Second Homes Act (Zweitwohnungsgesetz). The cogwheel railway from Arth-Goldau stops at Klösterli, Staffel and Kulm. Experience from the Hotel Felchlin mandate: buyers ask first about protection status, access and utilities, and operating costs; these documents belong in the documentation from the start.

Has Rudat AG already marketed a property in Arth?

Yes, the Hotel Felchlin on Rigi Staffel: marketed by Rudat AG, reserved since October 2026; Bilanz and Blick reported when it came up for sale. In Rothenthurm, in the same district, the detached house at Altmattstrasse 7 was let in around one month in 2026; the terrace flat at Lützelmattstrasse 17 has been reserved since September 2026.
