How much property gains tax does the sale of your parents' house in Sins cost?

On 1 June 2026, 23 dwellings were vacant, a vacancy rate (Leerwohnungsziffer) of 1.14% (2024: 1.02%, 2025: 0.91%), more than in the district of Muri (Bezirk Muri, 0.56%) and in the canton (1.05%). Three-room flats in particular are less scarce: 10 of the 23 vacant units, plus 7 detached houses. What makes Sins special

Sins lies in the upper Freiamt (oberes Freiamt) at 410 m above sea level; with 2,031 ha, 71% of it farmland, it is one of the largest municipalities in the canton by area. Its localities (Ortskreise): Sins, Aettenschwil, Alikon, Fenkrieden, Meienberg, Reussegg. Its neighbours are Abtwil, Auw, Dietwil, Mühlau and Oberrüti, plus Ballwil, Hohenrain and Inwil (LU) as well as Hünenberg in the Canton of Zug.

Until 1941 the municipality was called Meienberg, after the small Habsburg town that was sacked in 1386. In 1640 the city of Zug built a wooden bridge across the Reuss; in 1881 the Aargauische Südbahn railway arrived.

The S26 reaches Rotkreuz in 7 to 8 minutes; with a change: Cham 15 to 16, Zug 22 to 23, Lucerne 27, Zurich main station 53 minutes.

Tax rates for 2026: a municipal tax rate (Steuerfuss) of 98% and a cantonal tax rate of 103%. No surcharges are levied on the property gains tax (Grundstückgewinnsteuer) under Section 2 para. 4 of the Aargau Tax Act (§ 2 Abs. 4 StG AG).
