Four kinds of estate agent work in the Canton of Zug: digital agents such as Neho, networks and franchise offices such as Engel & Völkers and RE/MAX, regional agencies such as Walde, and owner-managed boutiques such as Rudat AG in Baar. Which one suits you depends on your property, the circle of buyers and how much personal support you want. 14 agencies are compared below, by type and alphabetically within each type.
Who wrote this comparison, and how fair is it?
This comparison is written by Rudat AG, itself an estate agent based in Baar. We say so first, because you should know it before you read on.
Four rules keep the comparison useful nonetheless. We state only what the agencies publish themselves or what is recorded in the Swiss commercial register. We do not rate any competitor. Within each type of agent the agencies are listed alphabetically, Rudat AG included. And anyone who wishes to correct an entry writes to info@rudatestates.ch; documented corrections are adopted within five working days. The descriptions paraphrase the agencies’ own German-language websites; the original wording is quoted in the German version of this comparison.

Which type of agent suits which property?
No type is better than another; each suits a different starting position. What matters is what your property needs and how much you want to take on yourself.
Digital agent
Strength: a clear, often fixed fee and a standardised online process. Watch out for: which services the price includes (viewings, negotiation) and who looks after you locally. Suits you if your property is a readily comparable standard home and the fee is your main concern.
Network and franchise
Strength: a well-known brand and buyer contacts across many locations, partly international. Watch out for: every office is an independent company; what counts is the person who looks after you. Suits you if you are looking for buyers beyond the region or abroad, for instance among expatriates.
Regional agency
Strength: a larger team, a long presence in the market, in part management and sales from a single source. Watch out for: who actually handles your mandate and whether sales are the core business there. Suits you if you are selling an investment property, a condominium with ongoing management or several properties.
Owner-managed boutique
Strength: the owner accompanies you personally from the first meeting to the notary appointment, with an elaborate presentation. Watch out for: capacity, that is how many mandates the person handles at the same time. Suits you if your property is high-quality or needs explaining and you want personal support.
How do you recognise a sound valuation?
By the method, not by the amount. A sound valuation names the procedure, the comparable data and a price range. Hedonic models such as those of IAZI/CIFI compare the characteristics and purchase prices of thousands of actual transactions; they are used by banks, building insurers and estate agents. For investment property the capitalised earnings value is added.
Be wary of a price that is clearly above all other assessments. An inflated asking price wins the mandate, but the property then sits in the listings for weeks without serious enquiries, and buyers wonder what is wrong with it. Ask for the valuation in writing and have it explained how the figure was arrived at. How Rudat AG values, and what the valuation costs: Free property valuation.
How much does an estate agent cost in the Canton of Zug?
There are two models: a commission in per cent of the sale price, or a fixed amount. Of the agencies listed, only Neho publishes its fee, as a fixed price from CHF 16,500 excluding VAT (as at 27 September 2026). All the others quote per property, Rudat AG included, as a commission or a fixed amount depending on the property.
Compare not only the amount but what it contains: valuation, photography and video, listings on which portals, viewings, checking the buyer’s financing, negotiation, preparation of the contract and support through to notarisation. And calculate the net figure: in the Canton of Zug the agent’s commission counts as an expense for the property gains tax and reduces the taxable gain (§ 196 para. 1 Zug Tax Act). The tax itself you can work out with the property gains tax calculator; the whole procedure is explained in Selling property in Zug.
Which eight questions should you ask at the first meeting?
Ask every agent the same questions; then the answers can be compared.
- How do you arrive at the price, with which method and which comparable data?
- Who looks after me personally, from the valuation to notarisation?
- Which sales in my municipality or of comparable properties have you handled, and can you document them?
- What is included in the fee, and what costs extra?
- How do you present the property: photography, video, floor plans, 360° tour, sales documentation?
- How do you check whether prospective buyers can finance the price?
- How long does the mandate bind me, and how can I end it?
- How often and in what form do you report to me on enquiries and viewings?
Which warning signs should you take seriously?
- A price without a traceable method, or clearly above all other assessments.
- Fees that fall due before the sale without a clearly defined service. By law the agent’s commission is earned only once the sale contract is concluded as a result of the agent’s referral or mediation (Art. 413 para. 1 Swiss Code of Obligations).
- A long minimum term without a clear way out.
- No documented sales in your region or your segment.
- Pressure to sign immediately.
- No check of the financing before a reservation is made.
How does Rudat AG work, and when is another agent the better choice?
Rudat AG is an owner-managed agency at Neuhofstrasse 5A in Baar. Conrad Rudat accompanies sales in the Canton of Zug and in Central Switzerland personally, from the valuation to the notary appointment; Karl A. Kesselgruber looks after Eastern Switzerland. We value with the IAZI/CIFI models that Swiss banks also use, and we market with our own photography, drone footage, 360° tour and sales documentation. On Google, 26 clients have rated us with an average of 5.0 stars; documented sales are listed under References.
Frankly, we are not the right choice for every sale. If the lowest fee counts most for you and you are happy to hold viewings yourself, a fixed-price provider is the logical choice. If you are looking for buyers mainly abroad, the large networks deserve a look. We are strong where a property needs more than a listing: high-quality homes or properties that need explaining, inheritance cases, and whenever you want one fixed contact person who speaks English and German.
What this means for your sale
Hold a first meeting with two or three agents of different types, with the same documents and the same eight questions. Ask for the valuation in writing with the method, and compare the services, not only the fee. After a week you will see who has understood your property.
A first assessment is available from us free of charge and without obligation: Free property valuation. How a sale proceeds step by step, with notarisation and property gains tax: Selling property in Zug.
This comparison does not replace legal advice. The information and contracts of the respective agencies are decisive.
