Estate agent in Muri AG: selling your house or flat

Rudat AG, based in Baar, works in Muri AG and sells houses and flats; on Weyermühlestrasse it is marketing a new-build two-family house (Zweifamilienhaus). Valuations use the IAZI/CIFI models that Swiss banks rely on. According to Statistik Aargau, 0.28% of Muri's dwellings stood vacant on 1 June 2026, against 1.05% in the canton. Rudat AG has 12 verified sales and 5.0 out of 5 from 26 Google reviews; in Fahrwangen, a new-build penthouse was reserved after 9 weeks.

What should I prepare before selling in Muri?

Muri has two faces. 1,639 of its 4,229 dwellings (end of 2024) have been built since 2001; alongside them stand 1,235 dwellings from the years 1946 to 1980 and 472 from before that. 969 of the 1,638 residential buildings are detached houses (Einfamilienhäuser).

Preparation depends on which of them you own:

  • Owner-occupied flat (Eigentumswohnung): the files of the owners' association. Regulations, minutes, balance of the renewal fund, service charge statement.
  • Older house: the building file. What was replaced when, with the invoice. Documented value-adding investments count towards the investment costs and reduce the property gains tax (Grundstückgewinnsteuer) under Sections 103 and 104 of the Aargau Tax Act (StG AG).
  • Inherited house: the signatures. A community of heirs (Erbengemeinschaft) can only sell jointly. Inheritance defers the tax (Section 97), and the period of ownership counts from the last taxable transfer (Section 110 para. 2); more in our guide to selling as a community of heirs (in German).

The first step is always the same: the valuation of your property.

How many homes in Muri are still vacant in 2026?

From the end of 2015 to the end of 2025, Muri grew from 7,589 to 8,848 residents, a rise of 16.6%; the canton of Aargau grew by 13.8%. Alongside Wohlen and Bremgarten, Muri is one of the three large Freiamt municipalities and the capital of the district (Bezirk).

At the end of 2025 Muri counted 4,252 dwellings; at the end of 2024 there were 4,229, most of them with 4 rooms (1,364). 969 of the 1,638 residential buildings are detached houses, 466 are apartment buildings (Mehrfamilienhäuser). Striking: 1,639 dwellings, or 38.8%, have been built since 2001.

In 2019 this building activity showed in the vacancy rate (Leerwohnungsziffer): on 1 June 2019, 247 units stood empty (6.64%), 113 of them in new builds. Since then the town has absorbed the supply: 100 vacant units in 2020, 51 in 2021, 12 on 1 June 2026 or 0.28% (Muri district 0.56%, canton 1.05%). Aargau does not publish official sale prices by municipality; we therefore derive the value of your property from the property itself.

What makes Muri special

Muri lies at 479 m above sea level on a terrace of the Bünz valley (Bünztal) and covers 1,234 ha. The former village communities of Muri-Dorf, Egg and Wey merged into one municipality in 1816; Muri has been the district capital since 1803. Its neighbours are Aristau, Boswil, Buttwil, Geltwil and Merenschwand.

The town was shaped by Muri Abbey (Kloster Muri), founded in 1027 by Ita of Lorraine and Count Radebot of Habsburg and dissolved by the cantonal parliament (Grosser Rat) in 1841; the municipality counts the complex among the most important cultural monuments in Aargau. The Südbahn railway arrived in 1875, the district hospital (Kreisspital) in 1908; since the 1990s Muri has grown in importance as a place to live for commuters.

From Muri station the S26 reaches Rotkreuz in 17 minutes; with a change there, Zug in 30 to 32 minutes and Lucerne in 34 to 36 minutes. Zurich main station is 43 minutes away via Lenzburg.

In 2026 Muri levies a municipal tax rate (Steuerfuss) of 106%, the canton 103%. Irrelevant for the sale: no surcharges are levied on the property gains tax (Section 2 para. 4 StG AG).

How does Rudat AG approach a sale in Muri?

Valued like a bank. Marketed like a boutique. That is how Rudat AG works in the canton of Aargau (in German), and in Muri in three steps:

  1. Derive the value. IAZI/CIFI, the model used by the Swiss banks, plus a viewing; you receive the derivation in writing, and we calculate the property gains tax at the same time.
  2. Address buyers specifically. Families from the Freiamt, commuters to Zug and Lucerne, private investors: we make a different case to each group. Add to that our buyer database; the portals brought us 170 enquiries from June to mid-September 2026.
  3. Show what is there. Professional photos, drone, 360° virtual tour (in German) and our own sales documentation.

From the region: in Muri we are marketing the new-build two-family house (in German), in Aristau the fully let investment property (Renditeliegenschaft) (in German); in Fahrwangen the new-build project ‘Living the Dream’ (in German) is under way, and a new-build penthouse (Attikawohnung) there was reserved after 9 weeks. Our Google profile shows 5.0 stars from 26 reviews. Further pages: Wohlen, Sins, Fahrwangen.

Your individual case requires its own tax and legal review. The tax commission (Steuerkommission) of the municipality of Muri assesses with binding effect; the binding entry is made at the Wohlen land registry office (Grundbuchamt Wohlen).

Our properties in and around Muri

Two Rudat AG mandates are currently running in the upper Freiamt (oberes Freiamt): the new-build two-family house on Weyermühlestrasse in Muri and a fully let investment property in Aristau. Both are current mandates, not completed sales in Muri. But they show that we work here: we know the questions asked at viewings, the buyers in the Freiamt and the procedures with the tax commission and the Wohlen land registry office from practice.

Frequently asked questions about selling in Muri

Which estate agent would you recommend in Muri AG?

Rudat AG, based in Baar, works in Muri AG: valuations with IAZI/CIFI like Swiss banks, 12 verified sales, 5.0 out of 5 from 26 Google reviews and a new-build penthouse in Fahrwangen reserved after 9 weeks. There is no official ranking, so put the same questions to two or three agents and ask for the valuation in writing. Our list of estate agents in Muri AG names 5 local offices; Rudat AG is not listed, having no office there.

What is the price per square metre in Muri AG?

Muri has no official price per square metre: Statistik Aargau reports transfers of ownership only for the canton as a whole; portal prices are asking prices, not notarised sales. We calculate the value of each property with IAZI/CIFI, adjust it after the viewing for condition, layout and location and present the derivation in writing.

What does the high vacancy rate of 2019 in Muri mean for my sale today?

Little for demand, a fair amount for the price. The 247 vacant units of 1 June 2019 (6.64%) have long since been absorbed: on 1 June 2026 only 12 dwellings were still available, 0.28% (district 0.56%, canton 1.05%). Anyone selling today meets little available supply, but many young flats as comparables.

How much property gains tax do I pay on a flat in Muri bought in 2019?

With purchase in spring 2019 and sale in autumn 2026, both notarised, seven years of ownership are complete: the gain is taxed at 26% (Section 109 para. 1 lit. h StG AG). Example: CHF 800,000 purchase, CHF 980,000 sale, CHF 30,000 documented investments and costs of purchase and sale: gain CHF 150,000, tax CHF 39,000. The flat rate for investment costs (Section 105) only applies after more than ten completed years; the Muri tax commission assesses the tax (Section 164).

Does Muri's tax rate increase my property gains tax?

No: Muri levies a municipal tax rate (Steuerfuss) of 106% in 2026 and the canton 103%, but no surcharges are levied on the property gains tax (Section 2 para. 4 StG AG). What counts are the gain and the period of ownership; the tax is assessed by the tax commission of the municipality of Muri (Section 164). We calculate the amount at the same time as the valuation.

Where is a sale in Muri notarised and entered in the land register?

The sale contract is notarised by a notary (Urkundsperson) of your choice, and the change of ownership is entered at the Wohlen land registry office. Notarial practice in Aargau is independent; the Wohlen office is responsible for the districts of Muri, Bremgarten and Lenzburg. There is no transfer tax (Handänderungssteuer); the land registry fee (Grundbuchabgabe) is 0.4%, or 4‰ (Section 8 of the Land Registry Fees Act, Gesetz über die Grundbuchabgaben).

How long does a sale in Muri take?

There is no guarantee; property, price and season decide. For comparison: a new-build penthouse in Fahrwangen was reserved with us after 9 weeks. Speed comes from a price based on the valuation and from documentation that anticipates buyers' questions, with professional photos, drone and a 360° virtual tour.

Why an estate agent from Baar for Muri?

Because two current mandates lie here, the new-build two-family house in Muri and the investment property in Aristau, and because Muri is close to Zug by rail: Rotkreuz 17 minutes, Zug 30 to 32. Conrad Rudat conducts every viewing personally; tax commission, independent notary and the Wohlen land registry office are everyday practice for us.
