Where does a sale in Cham start after an inheritance?

A couple in Hagendorn built their detached house (Einfamilienhaus) in the 1980s. The children have moved out, the garden has become a burden, and a flat with a lift in the Papieri quarter beckons. Sale and purchase have to interlock, together with the running mortgage and the property gains tax (Grundstückgewinnsteuer) (in German).

Three siblings inherit a 4.5-room flat in the Kirchbühl. One sister lives in Zurich, one brother abroad, and the third would like to take the flat over. Without a value that all three accept, the community of heirs (Erbengemeinschaft) (in German) cannot move forward.

An owner on the slope above Villette Park has been asked for years whether she would sell. She would, but discreetly, without a listing.

Three typical cases with one common denominator: anyone selling in Cham meets a market with almost no supply. On 1 June 2026, 15 dwellings stood empty in the whole municipality, and almost two thirds of households rent their home. The answer to the question of price and buyer begins with a valuation that holds up before co-heirs, bank and buyer.

Three conclusions. Cham builds in waves: in 2022 and 2024 around 300 dwellings were added each year; young condominium flats (Stockwerkeigentum) compete with the existing stock, and condition and fittings decide the price. Vacancy nevertheless remains minimal: 15 empty dwellings out of 8,379. And detached houses are hardly built any more: of the 322 new dwellings in 2024, 3 were in detached houses.

On the price level: the Property Market Cockpit (Immobilienmarkt-Cockpit) of the Office for Data and Statistics (data by Wüest Partner) puts a median detached house in the Zug region at around CHF 3.9 million in the first quarter of 2026 and a median flat at around CHF 2.4 million. Whether your property in Cham lies above or below that is shown only by the valuation. From June to mid-September 2026 we received 170 buyer enquiries through the portals.

Cham has already voted on its future: on 25 September 2016 on the Papieri site (Papieri-Areal), on 9 June 2024 on the high-rise zones, on 28 September 2025 on the new local plan and on 8 March 2026 on housing promotion. Added to this are a cantonal structure plan (Richtplan) with target values for 2040 that Cham already meets today, and a bypass road (Umfahrung) that will take through traffic out of the centre in summer 2027. Together, this gives a clear picture of what Cham will look like in 2030.

The local plan of 2025: denser, greener, more affordable

On 28 September 2025, Cham's voters approved the complete revision of the zoning plan and building regulations (Zonenplan und Bauordnung) with 60.1% in favour, and the partial revision of the parking regulations with 57.8%; turnout was 50.7%. The revision implements the municipal spatial development concept 2040 adopted in 2021, which describes Cham as a municipality of identity-forming diversity, as a coherent green municipality and as a robust structure for cohesion and accessibility. The municipal council's four priorities: high-quality inward development, land for public uses and affordable housing (preisgünstiger Wohnraum), more green space and protection of the townscape. The cantonal government approved the plan in part on 31 March 2026; appeals against this decision are pending before the Administrative Court, and until they are settled the building regulations of 2007 remain in force. Already decided are the high-rise zones (74.4% in favour on 9 June 2024): buildings over 30 metres are now permitted in Cham only on the Papieri site together with the neighbouring Pavatex site, in the Städtler Allmend and in the Alpenblick area, and everywhere only with a development plan (Bebauungsplan). On 8 March 2026, 56% approved housing promotion regulations that from January 2027 allow guarantees, the granting of land under building lease and rent contributions for non-profit housing.

The sites: Papieri, Städtler Allmend, centre

  • Papieri site on the Lorze, 11 hectares of former paper mill: after the vote in favour on 25 September 2016 (rezoning 63%, development plan 57%), around 1,000 dwellings and 1,000 jobs are being created in seven phases, with at least 10% of the dwellings affordable and five high-rises. Occupied are building A (160 rental flats, 30 of them affordable, end of 2022), high-rise L (46 condominium flats, 2022), the lofts in the paper machine halls PM1–4, building K (36 flats and 50 micro-apartments, end of 2024) and high-rise I (61 condominium flats in timber-hybrid construction, 2025, all sold). Under construction are building E (64 rental flats, 22 of them affordable, occupancy in the fourth quarter of 2026), building F (around 8,500 m² of office and retail space, 2026) and the Kesselhaus with restaurant and fitness centre (2026); planned are building G (77 flats), building H (102 flats) and the Kalanderbau (32 flats, 2028). The site is the first certified 2000-Watt Site in the Canton of Zug and received the Watt d'Or in 2024; its owner is Cham Swiss Properties AG, based in Cham and successor to the Cham Group since 8 April 2025.
  • Hinterbergstrasse Süd in the Städtler Allmend, between Alpenblick, Steinhausen and Zug: the development plan (78.8% in favour on 9 June 2024) permits retail, restaurant, office and hotel uses around a neighbourhood square on around 30,000 m², including a high-rise of around 70 metres. It is purely an employment zone: no private housing will be built there.
  • Centre and bypass road: the 5.6-kilometre Cham–Hünenberg bypass road carries traffic from the Zug motorway junction through the 543-metre Städtlerwald tunnel, the longest road tunnel in the canton, directly onto Knonauerstrasse and on to Hünenberg's Bösch. Project credit CHF 195 million (index-adjusted around CHF 237 million), federal contribution CHF 40 to 44 million, ground-breaking on 1 July 2022, start of tunnelling on 24 October 2024, opening in summer 2027. Afterwards, Zugerstrasse, Luzernerstrasse, Sinserstrasse and Knonauerstrasse in the centre pass to the municipality, and by 2028/2029 the «low-traffic centre of Cham» (autoarmes Zentrum) will be redesigned.

The structure plan: Cham is ahead of the path

The cantonal structure plan assumes 18,600 residents for Cham in 2040 (baseline 2016: 16,216) and 12,700 jobs (baseline 2014: 9,595). Both marks have been reached before half of the planning period is over: at the end of 2025 Cham counted 18,518 residents, 99.6% of the guide value, and in 2023 already 13,119 jobs, 3% above the target (our assessment). That is not a breach of the rules. In G 2.2 and G 3.2 the structure plan expressly states that the figures may be «exceeded through densification within the existing settlement area», and it assigns Cham to the spatial type «urban landscape» (Stadtlandschaft), in which at least 85% of the canton's growth is to take place. So Cham may continue to grow, but only inwards: on the Papieri site, in the three high-rise zones and through replacement buildings in the Städtli. The canton reviews its forecasts every five years; the cantonal government has announced that it will revise them in 2027 on the basis of the new BFS scenario. For Cham, the new guide value will have to be higher than the old one.

What this means for owners in Cham

  1. New-build competition exists in Cham now, not only from 2028. Unlike in Baar, the Papieri site delivers new flats continuously: in 2022 and 2024 around 300 were added in Cham each year, and at the end of 2026 a further 64 follow in building E. Anyone selling a flat from the 1990s or 2000s competes against new builds beside the Lorze, with lift and 2000-Watt label. Condition, fit-out and a price that matches the year of construction decide; with 15 empty dwellings in the whole municipality, the market nevertheless remains a seller's market.
  2. Lakeside locations remain rare. Between the Villette, the Hirsgarten and St. Andreas there are no building zone reserves, the lakeshore is under cantonal protection, and the high-rise zones are deliberately set back from the water. A house or flat with a lake view in the Kirchbühl or at the Villette will not be built again and usually changes hands without a listing.
  3. Rural districts without new building zones. Hagendorn, Niederwil, Rumentikon, Friesencham, Bibersee, Enikon and Lindencham lie outside the urban landscape; the local plan designates no new detached-house quarters there, and of 322 new dwellings in 2024, 3 were in detached houses. Existing houses with grounds thereby become a scarce commodity, which we position accordingly in the sales documentation.
  4. In the Städtli, the plot counts. Where the bypass road draws traffic away from 2027 and the centre becomes low-traffic, the residential quality on Zugerstrasse, Luzernerstrasse and Sinserstrasse rises noticeably. Older houses on plots with good development potential then also interest developers. For buildings from before 1980 we value both routes there, continued occupation and new build, and obtain the zoning details from the municipal Planning and Building Department (Abteilung Planung und Hochbau).

This assessment is our reading of the official figures and not a promise on price. What your property is worth in this environment is shown by the valuation, free of charge and using the models that banks use.

Cham in fast forward

  • 858First documentary mention as «Chama»: King Louis the German gives the royal estate of Cham to the Fraumünster abbey in Zurich. Traces of settlement on the Lorze and by the lake go back to the Neolithic.
  • 1231–1245Foundation of Frauenthal convent on an island in the Lorze near Hagendorn, admitted to the Cistercian order in 1245; to this day the oldest Cistercian convent in Switzerland still on its original site.

  • 1864–1866Cham is connected to the Zurich–Lucerne railway line (1864). The American Page family founds the Anglo-Swiss Condensed Milk Co. in 1866, merged with Nestlé in 1905; on the lake, Villette Park (1865) and the Villa Villette (1866) are created.
  • 1979Cham gets its own motorway junction. The population grows from 5,486 (1950) to 13,159 in 2000; the first zoning plan has been in force since 1950.
  • 1991The Swiss Heritage Society awards Cham the Wakker Prize for the way it has treated its townscape.
  • 2004The Stadtbahn Zug starts operating on 12 December; Cham and the Alpenblick stop get a 15-minute service to Zug and Baar.
  • 2016Yes to the Papieri site on 25 September: rezoning 63%, development plan 57%. The disused paper factory becomes a quarter for around 1,000 dwellings and 1,000 jobs.
  • 2022Ground-breaking for the Cham–Hünenberg bypass road on 1 July; in the autumn the first residents move into the Papieri quarter (high-rise L, building A).
  • 2024Yes to the high-rise zones (74.4%) and to the Hinterbergstrasse Süd development plan (78.8%) on 9 June; on 24 October, tunnelling begins on the 543-metre Städtlerwald tunnel.
  • 2025Yes to the new local plan with 60.1% on 28 September. The Cham Group merges into Cham Swiss Properties; all 61 flats in high-rise I are sold.
  • 2026Housing promotion regulations approved with 56% (8 March); the cantonal government approves the local plan in part (31 March), and appeals delay its entry into force. Building E in the Papieri (64 flats) is occupied at the end of the year.
  • 2027Opening of the Cham–Hünenberg bypass road in summer: through traffic leaves the centre, followed by conversion to a low-traffic centre by 2028/2029.
  • 2040Cantonal guide value: 18,600 residents in Cham, a figure the municipality already reached in 2025.

What makes Cham special

Cham lies on the north shore of Lake Zug (Zugersee) and covers 19.82 km². The river Lorze separates the two historic cores: the Kirchbühl to the west and the Städtli with the railway station and the centre to the east. Added to these are Enikon, Hagendorn, Niederwil, Lindencham, Rumentikon, Friesencham and Bibersee, as well as the Villette on the lake: the 46,000 m² Villette Park and the Hirsgarten with its lakeside lido lie directly on the water.

For sellers these are three markets. Around the station, the Städtli and the Papieri site (Papieri-Areal), 11 hectares of former paper mill on the Lorze with around 1,000 dwellings and as many jobs under construction, condominium ownership (Stockwerkeigentum) dominates. Lakeside locations near the Villette and the Hirsgarten are rare and usually change hands without a listing. The rural districts offer detached houses with grounds.

In 2023, 2,183 businesses employed around 13,100 people in Cham. The municipal tax multiplier (Steuerfuss) for 2026 is 54% of the simple tax, plus a cantonal tax multiplier of 78% (2025: 82%) and church tax of 8.1% (Roman Catholic) or 6% (Reformed). Neighbouring municipalities in 2026: Zug 52%, Baar 47.53%, Steinhausen 53%.

The Stadtbahn Zug S1 runs from Cham every 15 minutes between Baar and Rotkreuz and every 30 minutes between Zug and Lucerne. Zug is 6 to 8 minutes away, Lucerne 24 to 26, Zurich main station (Zürich HB) 37 to 40, either directly by Interregio or with a change in Zug. Cham has its own junction on the A4 motorway.

The Cham schools teach around 1,800 children from kindergarten to lower secondary level (Sekundarstufe I) at the Städtli, Kirchbühl, Röhrliberg, Schürmatt and Hagendorn/Niederwil sites, with 281 teachers and the Cham arts and sports class (Kunst- und Sportklasse). The nearest baccalaureate schools (Gymnasien) are the Kantonsschulen in Zug and Menzingen.

Cham is the seat of Cham Swiss Properties AG, which emerged on 8 April 2025 from the merger of the Cham Group (formerly Cham Paper Group) with Ina Invest and manages a property portfolio of CHF 1.73 billion; its largest project is the Papieri site in its home village. In 2019, two Cham companies, Amag (517 employees) and GGZ (451), were among the ten largest employers in the canton. The municipality holds the Energiestadt Gold label, ranked first in the Handelszeitung municipal rating in 2022 and received the Wakker Prize of the Swiss Heritage Society in 1991.

Cultural life in Cham takes place in the Lorzensaal, in the Villa Villette (a cultural and community centre since 1985) and in more than 120 clubs and associations. In traffic terms, the biggest change since the motorway junction opened in 1979 lies ahead: the Cham–Hünenberg bypass road (Umfahrung) with the 543-metre Städtlerwald tunnel opens in summer 2027; the canton will then hand Zugerstrasse, Luzernerstrasse, Sinserstrasse and Knonauerstrasse in the centre over to the municipality, which will convert them into a low-traffic centre by 2028/2029. The Stadtbahn Zug has served Cham and Alpenblick since 12 December 2004, with continuous double track to Rotkreuz since 2016.

Districts and locations in Cham

Every district has its own market and its own buyers. That is why we do not work with an average price in Cham, but with comparable properties from the same district.

Städtli and railway station

The centre east of the Lorze with the railway station, the village square, the Mandelhof and the Lorzensaal: short distances, Stadtbahn every 15 minutes, Interregio to Zurich. With the bypass road in 2027 and the low-traffic centre by 2029, the Städtli will change the most; to the east towards Zug follow the Alpenblick high-rise quarter from the 1960s with its own stop and the Städtler Allmend employment area.

Flats of all construction years, mixed residential and commercial buildings, apartment buildings as investments, older houses with unused development potential.

Kirchbühl and Villette

The older core west of the Lorze around the parish church of St. Jakob, with Villette Park, the Hirsgarten and the lakeshore on the doorstep. Established residential quarters on the slope with views of Lake Zug and the Rigi.

Detached houses and villas close to the lake, flats with a lake view, properties that are usually sold without a listing.

Papieri and Lorzenpark

The north of the built-up area on the Lorze: the Papieri quarter with high-rises, lofts in the old paper machine halls, its own hydroelectric plant and 2000-Watt label, next to it the Lorzenpark and the Cham Nord quarter from the development plan of 2004.

New-build flats (high-rises L and I), lofts, rental flats in investment properties, condominium flats from the 2000s and 2010s.

Enikon and Lindencham

The west towards Hünenberg: Lindencham between Seeuferstrasse and the Lindenchamerwald, within walking distance of Schloss St. Andreas and the lake; Enikon on the road to Hünenberg in open country. Quiet locations between lake, forest and fields, a few minutes from the centre by car.

Detached houses with gardens, terraced houses, farmhouses and country houses with grounds.

Hagendorn, Niederwil and Rumentikon

The villages in the north along the Lorze (postcode 6332): Hagendorn with its school, Frauenthal convent and the Ziegelei-Museum, Niederwil on the rise, Rumentikon as a hamlet in between. Village life ten minutes from the station, without new building zones.

Detached houses from the 1970s to 1990s, farmhouses, small apartment buildings, plots with grounds.

Friesencham, Bibersee and Oberwil bei Cham

The hamlets north and north-west of the village between the Lorze and the Steinhausen boundary, with the cantonal Bibersee nature reserve (protection plan 2015) and the Übnetwald. Farming, clusters of farmsteads, sweeping views of the Rigi and Pilatus.

Rare individual properties: farmhouses, country estates, properties with a great deal of land.

Experience Cham: places that win buyers

Whoever buys in Cham also buys a setting. We name these places in every sales documentation, because they make the difference between an address and a home.

  • Villette Park and Villa Villette46,000 m² of English landscape park directly on the lake, laid out in 1865 by Theodor Froebel; the villa was built in 1866 by the Zurich architect Leonhard Zeugheer for the banker Heinrich Schulthess-von Meiss. The villa has been open to the public since 1985: restaurant, concerts, exhibitions, the municipality's cultural centre.
  • HirsgartenThe large lakeside meadow next to the Villette with a freely accessible lido, kiosk, swimming rafts and boat landing stage; the municipality's festival ground. In 2024 Cham upgraded the lido with protective piles, an acoustic warning system and new raft decking; stand-up paddling is permitted here, deliberately not in Villette Park.
  • Schloss St. AndreasCastle complex on a peninsula on the north shore, first mentioned in 1282 as «hof ze sant andrese», in the 14th century the small town of the lords of Hünenberg. Owned since 1903 by the Page family and their descendants, and private; the 67,000 m² park opens only on the garden days on Mother's Day weekend.
  • Städtli, Kirchbühl and St. JakobThe two historic cores on either side of the Lorze, awarded the Wakker Prize in 1991. The parish church of St. Jakob has a late Gothic tower: at 71.90 metres the tallest historic tower in the Canton of Zug, surveyed by the canton in 2020.
  • Kloster FrauenthalCistercian convent on an island between two arms of the Lorze north of Hagendorn, founded between 1231 and 1245 and inhabited without interruption ever since; destination of the Lorzenweg and the Cham circular walk.
  • Ziegelei-Museum HagendornThe Meienberg brickworks of 1873 in a forest clearing, saved from demolition in 1979, a foundation since 1982, new museum building in 2013: the only brickworks museum in Switzerland, with around 7,000 objects, a clay workshop and a small tavern; open Thursday to Sunday from April to November.
  • Lorzenweg and lakeshore pathThe Lorzenweg follows the Lorze from the lake to Hagendorn and Frauenthal; the Lake Zug shore path runs from Zug via the Lorzenspitz to the Villette. The mouth of the Lorze is one of the most species-rich stretches of water in the canton.
  • Papieri quarterThe former paper factory of 1657 as a new urban quarter: engine shed, boiler house, Durolux and transformer buildings under cantonal heritage protection, and between them high-rises, lofts, studios and a hydroelectric plant on the Lorze (since December 2022). First certified 2000-Watt Site in the Canton of Zug, Watt d'Or 2024.

How does my sale in Cham work with Rudat AG?

Valued like a bank. Marketed like a boutique. That is how Rudat AG, based in Baar, works in Cham too; owner Conrad Rudat leads every mandate personally.

Value first. We calculate your property with the IAZI/CIFI models used by Swiss banks and set alongside them what is actually paid in Cham by district, year of construction and condition. The result is a reasoned asking price (Marktauftrittspreis), free of charge and without obligation. Hedonic models and capitalised earnings value (Ertragswert) are explained in our guide to valuation (in German).

The presentation. Photographs, drone footage over the lake and the Lorze, a 360° tour (in German), home staging on request and sales documentation that explains Cham. Your property is listed on the major Swiss portals and offered within our own network of buyers and investors; owners who wish to sell discreetly receive the latter only.

The closing. We conduct the viewings, check the financing before the negotiation, prepare the reservation agreement and accompany you to the notarisation (Beurkundung) at the municipal clerk's office in Cham; Zug has no property transfer tax (Handänderungssteuer). More in our cost overview (in German) and in the step-by-step process.

Documented, not claimed. In Hochdorf LU we sold a flat in 12 weeks (in German), in Fahrwangen AG a newly built penthouse flat in 9 weeks, and in Arth on Lake Zug we marketed the Hotel Felchlin on the Rigi, reserved since October 2026 (all references). 12 sales are documented, and Google shows 5.0 stars from 26 reviews.

Frequently asked questions about selling in Cham

Which estate agent in Cham would you recommend for selling a detached house?

There is no best agent for Cham, only verifiable facts. Rudat AG, based in Baar, values detached houses with the IAZI/CIFI models, shows 12 verified sales in the neighbouring regions and 5.0 out of 5 from 26 Google reviews, and markets with sales documentation, drone footage and a 360° virtual tour. Compare two or three agencies with the same questions and ask for the valuation in writing; our list of estate agents in Cham names the local offices.

What does a square metre cost in Cham?

There is no official square-metre figure for Cham alone. For the Zug region, the median price paid for flats from the second quarter of 2025 to the first quarter of 2026 was CHF 17,959 per m² (property market cockpit of the Office for Data and Statistics of the Canton of Zug, data Wüest Partner). We determine the value of your property in Cham with the IAZI/CIFI models and the recorded transactions nearby, free of charge and without obligation.

How do I sell a lakeside property in Cham discreetly?

Without a listing, by approaching selected buyers from our network directly. Lakeside locations near the Villette and the Hirsgarten rarely come onto the market in Cham, and their owners usually want no advertisement. We value the property, prepare the documentation and approach vetted buyers and investors individually; viewings take place after a financing check, and the portals are added only at your request.

Which districts of Cham achieve the highest prices?

Lakeside position, lake view and walking distance to the station are the strongest price drivers in Cham. The Städtli, Kirchbühl, Papieri and Alpenblick appeal to commuters and investors; Hagendorn, Niederwil, Lindencham, Rumentikon, Friesencham and Bibersee score with detached houses (Einfamilienhäuser), which are hardly built any more: of 322 new dwellings in 2024, 3 were in detached houses (Federal Statistical Office). We value every location with comparable transactions and bank models.

How will Cham develop up to 2030?

Cham is growing inwards and getting a new centre. The local plan adopted on 28 September 2025 with 60.1% relies on densification, affordable housing and more green space. On the Papieri site, around 275 rental flats follow by 2028; in summer 2027 the Cham–Hünenberg bypass opens, after which the centre becomes a low-traffic zone by 2029. The cantonal guide value of 18,600 residents for 2040 is practically reached with 18,518 (end of 2025); the canton revises its forecasts in 2027.

Papieri site: competition or tailwind for my flat?

Both, depending on the property. For a flat from the 1990s or 2000s in the Städtli, the Papieri is competition: new build beside the Lorze; there, condition, fit-out and a price matching its age decide. For houses with a garden, a lake view or a rural location, the Papieri is a tailwind: it brings jobs and new residents to Cham but does not build what you offer. The market stays tight: on 1 June 2026, 15 dwellings stood empty in Cham.

What will the Cham–Hünenberg bypass road bring for properties in the centre from 2027?

Quiet and an upgrade. From summer 2027 the 5.6-kilometre bypass road (Umfahrung) carries traffic through the 543-metre Städtlerwald tunnel past the village; Zugerstrasse, Luzernerstrasse, Sinserstrasse and Knonauerstrasse pass to the municipality and will be redesigned as a low-traffic centre by 2028/2029. Houses and flats on these streets gain in residential quality; anyone selling there shows the bypass in the documentation, because buyers today already buy the situation of 2029. The market prices in the relief as soon as it is foreseeable.

What applies when selling a flat in a new-build quarter of Cham?

Complete documents before the listing and a clear position against the neighbouring flats. With condominium ownership (Stockwerkeigentum), buyers examine the regulations, the minutes of the owners' meetings, the state of the renewal fund and the service charge statements; in young developments such as the Papieri quarter, they also look at current warranties and open defect lists. We compile these documents and position your flat against flats of the same phase by floor, orientation and fit-out.

How is the property gains tax calculated on a sale in Cham?

The property gains tax (Grundstückgewinnsteuer) is levied on the proceeds less the investment costs (purchase price, value-enhancing investments, commission). The rate depends on the gain in relation to the investment costs per year of ownership, 10% to 60%; after 12 years it falls by 2.5 points a year, to 25% from 25 years. A deposit is lodged at notarisation and the tax return is due within 60 days; inheritance and an owner-occupied replacement property defer the tax (§§ 187–202 Zug Tax Act).
