What do buyers check in a flat for sale in Horw?

Horw is a municipality of flats: 5,357 of its 8,061 dwellings are in apartment buildings (Mehrfamilienhäuser), only 1,018 or 12.6% in detached houses (2025). Of the 1,408 dwellings completed from 2014 to 2023, just 31 were in detached houses. Anyone selling an owner-occupied flat is therefore compared with many similar ones. Buyers check three points above all:

  • The owners' association. The deed of constitution, regulations, ownership share (Wertquote), minutes and renewal fund (Erneuerungsfonds) show what the buyer acquires along with the flat; we compile them before the listing goes live.
  • The building's age. 1,204 of the 2,146 buildings with residential use were built before 1981, the largest share between 1971 and 1980 (342). What counts there is which renovations have been decided, paid for and documented.
  • The location. Between the peninsula, the valley floor and the shaded slope at the foot of Mount Pilatus, lake views, sunlight and the walk to the train differ; each enters the price separately.

Where your flat or house stands is clarified by a valuation with an on-site visit.

How sought-after are homes in Horw in 2026?

At the end of 2025, 15,939 people lived in Horw, 15.6% more than at the end of 2015 (13,788). The housing stock grew faster, from 6,640 to 8,061 dwellings (+21.4%); in 2021 and 2023 alone, 394 and 455 dwellings were added.

Even so, few homes stand empty. On 1 June 2026, 23 dwellings were vacant, 0.29% of the stock, against a cantonal average of 0.70%. 22 of them were for rent and none was in a new building; that left a single vacant property for sale. In 2020 the vacancy rate (Leerwohnungsziffer) had still been 0.92%.

We have found no official statistics on purchase prices or prices per square metre for Horw, neither at LUSTAT nor at the Federal Statistical Office (BFS). We therefore derive the price of each property from the IAZI/CIFI models and the transfers of ownership in the region.

What makes Horw special

The municipality stretches from the Horw peninsula, which reaches into Lake Lucerne (Vierwaldstättersee), across the valley floor to the foot of Mount Pilatus. The marshy valley floor only became building land when the common land (Allmend) was drained between 1917 and 1924. On the lakeshore, Lucerne patricians had country estates built, among them Krämerstein and Kastanienbaum. The neighbouring municipalities are the city of Lucerne, Kriens and Hergiswil in the Canton of Nidwalden.

After the Second World War, Horw became a residential and commuter municipality; according to the Historical Dictionary of Switzerland, its population rose from 4,621 in 1950 to 10,632 in 1970. In 1955 Switzerland's first motorway section, the A2, opened between Lucerne and Ennethorw; from 1973 to 1976 Ennethorw also gained the Central Switzerland Technical College (Zentralschweizerisches Technikum), today the Hochschule Luzern – Technik & Architektur, the engineering and architecture school of the Lucerne University of Applied Sciences and Arts.

From Horw station, the Zentralbahn's S4, S41 and S5 run to Lucerne without a change in 7 to 8 minutes. Zug is 35 to 49 minutes away with one change in Lucerne.

In 2026 the municipality and the canton together levy 2.85 tax units (1.40 and 1.45) without church tax, and 3.10 with Catholic or Reformed church tax. This multiplier does not apply to the property gains tax (Grundstückgewinnsteuer): it is calculated at 4.2 units throughout the canton (§ 23 GGStG) and assessed by the municipality (§ 25 GGStG). For your own property in Horw, enter purchase price, receipts and holding period in our calculator for the Lucerne property gains tax.

A worked example for a property held for 25 full years and sold with a gain of CHF 600,000:

StepAmount
Property gainCHF 600,000
Simple tax under § 57 para. 1 StGCHF 32,703.20
× tax multiplier of 4.2 units (§ 23 GGStG)CHF 137,353.44
Ownership of 25 full years (reduction of 17%, § 24 para. 2 GGStG)CHF 114,003.36
Share of the gain19.0%

For each full year of ownership beyond eight, the tax amount falls by 1%, by at most 25% after 33 years (§ 24 para. 2 GGStG); the relevant date is the entry in the land register (§ 24 para. 3).

How does selling with Rudat AG work in Horw?

From Baar, Rudat AG works throughout the Canton of Lucerne (in German), and around Horw also in the city of Lucerne and in Kriens. Conrad Rudat handles every mandate himself:

  • A reasoned price. The basis is the IAZI/CIFI models that banks also use; he assesses lake view, floor and condition during the on-site visit.
  • The net proceeds in advance. The property gains tax is known before you approve the asking price; the route to notarisation is described in how a sale proceeds (in German).
  • The presentation. We show your flat with professional photos, drone images, video, a 360° virtual tour (in German) and our own sales documentation.

This approach is documented in the Seetal: the flat in Hochdorf (in German) went to buyers from the Canton of Zug, and the 2.5-room flat in Hitzkirch (in German) was sold in 2026. Rudat AG holds 5.0 stars on Google, awarded in 26 reviews.

What does Rudat AG do as an estate agent in Horw?

Rudat AG handles the entire sale, from the valuation to the entry in the land register, and Conrad Rudat conducts the mandate himself. This includes a reasoned price based on IAZI/CIFI, the property gains tax known in advance, professional photos, drone images, video, a 360° virtual tour and our own sales documentation. He comes to Horw for the on-site visit and the viewings; by train, Horw is 41 minutes from our office in Baar.

What are property prices and the price per square metre in Horw?

We have found no official price per square metre for Horw, neither at LUSTAT nor at the Federal Statistical Office (BFS). We therefore derive the value of your property from the IAZI/CIFI models and the transfers of ownership in the region. Conrad Rudat assesses lake view, floor and condition during the on-site visit, so that each enters the price separately.

How many homes are vacant in Horw?

Very few: on 1 June 2026, 23 dwellings in Horw were vacant, 0.29% of the stock, against a cantonal average of 0.70% (LUSTAT). 22 of them were for rent, none was in a new building, and a single vacant property was for sale. In 2020 the vacancy rate (Leerwohnungsziffer) had still been 0.92%.

What applies when selling an owner-occupied flat in Horw?

You are selling a share in condominium property (Stockwerkeigentum) with the exclusive right to your flat, and the buyers examine the owners' association as well. The deed of constitution, regulations, minutes, the latest annual accounts and the balance of the renewal fund should be ready. The ownership share (Wertquote) determines which part of the common costs the buyer will bear in future.

How much property gains tax is due on a sale in Horw?

It depends on the gain and the holding period: for a gain of CHF 600,000 after 25 full years, the property gains tax (Grundstückgewinnsteuer) comes to CHF 114,003.36, about 19%. The municipal tax multiplier plays no part; 4.2 units apply throughout the canton (§ 23 GGStG). With under six years of ownership, the amount rises by 10% per full year missing; after more than eight years, it falls by 1% per further full year (§ 24 GGStG).

Which land registry is responsible for Horw, and who notarises?

The Grundbuchamt Luzern Ost, the Lucerne East land registry, is responsible, with its branch in the neighbouring municipality of Kriens, Meisterstrasse 4. Only a Lucerne notary of your choice may notarise the sale contract (§ 3 para. 2 BeurkG). For the holding period under the property gains tax, the entry in the land register is decisive (§ 24 para. 3 GGStG).

Are Kastanienbaum, Winkel and St. Niklausen part of Horw?

Yes, all three lie within the municipality of Horw, as do Ennethorw and Langensand. Kastanienbaum has the postcode 6047, St. Niklausen 6005, Winkel and the village 6048. The tax multiplier (2.85 units combined in 2026, without church tax) and the land registry are the same everywhere.
