Selling in Affoltern am Albis

Affoltern am Albis is the principal town of the Knonau district (Knonauer Amt, known locally as the Säuliamt) and lies between two labour markets: 28 minutes by S-Bahn to Zurich main station (Zürich HB), 16 minutes to Zug. Rudat AG has its office in Baar, sells on both sides of the cantonal border and knows the differences in taxes, notary's office and procedure.

Three starting points shape the sales in Affoltern:

  • The detached house with a garden. Their number is shrinking: in 2015 the town counted 1,082 detached houses, in 2025 still 1,029, and in 2023 and 2024 not a single new one was added. Anyone offering a house has little direct competition, but must disclose condition and renovation needs.
  • The flat in a more recent development. From 2015 to 2024, 620 flats in apartment buildings (Mehrfamilienhäuser) were built in Affoltern. Here buyers compare floor plan, service charges and renewal fund flat by flat.
  • The move into a new stage of life. The house becomes too big, a community of heirs (Erbengemeinschaft) needs a shared figure, see selling as a community of heirs (in German), or a move towards Zug or Zurich is coming up.

It begins with a valuation that also stands up to the buyer's bank.

The market in Affoltern am Albis

In 2025, 22 detached houses in Affoltern am Albis changed hands in open-market sales, at a median price of CHF 1,775,000. Among flats there were 82 sales at a median of CHF 1,129,500, after only 24 the year before. Across the whole district of Affoltern the medians were CHF 1,680,000 (169 houses) and CHF 1,150,000 (217 flats), in the canton CHF 1,590,000 and CHF 1,200,000. According to the Statistical Office of the Canton of Zurich (Amt für Statistik und Daten) the figures are provisional. For 2024 the canton publishes no house median for Affoltern because fewer than 15 sales were recorded: a single year says little here.

Over ten years the direction is clear. Flats in Affoltern cost a median of CHF 820,000 in 2015 and around 38% more in 2025; in the district the house median rose from CHF 1,195,000 to CHF 1,680,000.

Demand is growing with it: at the end of 2025, 12,866 people lived in Affoltern, 10% more than in 2015, in 5,711 private households. On 1 June 2026, 27 dwellings were vacant, a vacancy rate (Leerwohnungsziffer) of 0.45%, lower than in the district (0.75%) and in the canton (0.52%).

What makes Affoltern am Albis special

Affoltern am Albis has been the district capital since 1837 and a town since 1 July 2018. The municipal area covers 1,059 hectares, with the centre around the station and the Marktplatz and the village of Zwillikon to the west. Its neighbours are Aeugst am Albis, Hedingen, Stallikon, Ottenbach, Obfelden, Mettmenstetten and Jonen in the canton of Aargau.

  • Rail: Since 1864 Affoltern has been connected to the Ämtler railway line from Zurich towards Lucerne. In the morning peak the S5 and S14 run four times an hour directly to Zürich HB (28 to 29 minutes), and the S5 runs every half hour to Zug (16 minutes). You reach Baar in 23 minutes with a change in Zug.
  • Motorway: The Affoltern junction of the A4 lies south-west of the centre, already within the municipality of Obfelden. The A4 through the Knonau district has been open since November 2009 and leads to Zürich-West and across the cantonal border to the Blegi junction in the Canton of Zug.
  • Taxes: The municipal tax multiplier (Steuerfuss) for 2026 is 122% of the simple state tax, 101% for the town and 21% for the secondary school district. On top of that comes the cantonal tax multiplier of 95%.

How high is the property gains tax on a sale in Affoltern am Albis?

The town levies the property gains tax (Grundstückgewinnsteuer) as a municipal tax (§ 205 Zurich Tax Act, StG ZH) on the cantonal scale: 10% on the first CHF 4,000 of gain, rising in steps to 40% on the part of the gain above CHF 100,000 (§ 225 para. 1). After less than one year of ownership a surcharge of 50% applies, after less than two years 25% (para. 2); from five full years the tax falls by 5%, after 20 years by 50% (para. 3). Example: a gain of CHF 300,000 after twelve full years gives CHF 109,400 less 26%, that is CHF 80,956. Gains below CHF 5,000 remain tax-free (para. 5).

What is different about selling in Affoltern compared with the Canton of Zug?

In Zurich the property gains tax is a municipal tax; its rate depends on the size of the gain and the period of ownership (§§ 205, 225 Zurich Tax Act). In the Canton of Zug the cantonal tax act sets a rate based on the return per year of ownership, at least 10% and at most 60% (§ 199 Zug Tax Act); the municipality assesses the tax, and a deposit is due at notarisation (§ 202). In Zurich the contract is notarised at the state notary's office, in Zug by the municipal clerk (§ 4 para. 2 Zug Notarisation Act).

Rudat AG prepares the draft contract together with the notary's office.

How important are the transport links for the price?

Very. From Affoltern station the S5 and S14 reach Zürich HB in 28 to 29 minutes without a change, the S5 reaches Zug in 16 minutes, and the A4 has its own junction. Houses and flats within walking distance of the station appeal to commuters in both directions. The sales documentation therefore shows walking routes and travel times in concrete terms.
