Property valuation in Zug, Zurich, Schwyz, Lucerne, Aargau, Schaffhausen and Thurgau
Property valuation in Zug. Free of charge.
Flat, house, apartment building or building land: five short steps to a valuation based on the methods banks use. Enter the address, and the cadastral map and plot area appear automatically. That way, your property never comes onto the market at the wrong price.
The right method for each property.
Swiss banks value property with established models. We use the same ones, so that the price holds when the buyer's bank reviews the financing.
For flats and single-family houses. Your property is compared with prices actually paid for similar properties, using the IAZI/CIFI models that Swiss banks use.
For apartment buildings, commercial properties and hotels. The value (Ertragswert) is derived from the rental income the property earns.
For plots and parcels. Location, zone and permitted density (Ausnützung) determine the value of the land.
For holiday homes, farmhouses and other special properties, we determine the method in person. Then we check every result on site: location, view, year of construction, condition, fittings and, for condominiums, the renewal fund and the regulations. The methods in detail: Hedonische Bewertung und Ertragswert erklärt (in German).
