Selling property in Wädenswil

Estate agent in Wädenswil: selling your flat

Rudat AG sells flats (Eigentumswohnungen) and houses in Wädenswil, from the lakeshore and the Au peninsula up to Schönenberg and Hütten. Conrad Rudat determines the price with IAZI/CIFI, a valuation standard that banks also rely on, checks the regulations and the renewal fund and leads your sale personally through to the sale contract at the notary's office in Wädenswil (Notariat Wädenswil).

Selling in Wädenswil

Wädenswil is a town of flats. Of 12,602 dwellings, 10,651 are in apartment buildings (Mehrfamilienhäuser) and mixed-use buildings, and only 1,951 are in detached houses (Einfamilienhäuser) (end of 2025). The market therefore revolves around condominium ownership (Stockwerkeigentum): in 2025, 93 flats passed to new owners in open-market sales, compared with 28 detached houses.

Anyone wanting to sell a flat here is usually at one of these points:

  • The move to another form of housing. Sale and purchase have to interlock in time, otherwise you carry two mortgages.
  • The older flat. Buyers and bank ask about the renewal fund, about pending renovations to roof, façade or heating and about the latest resolutions of the owners' meeting. Anyone who presents these at the first viewing negotiates from a stronger position.
  • The house on the hill. In Schönenberg, Hütten and on the Wädenswiler Berg there are detached houses and farmhouses with grounds. Whether a property lies inside or outside the building zone helps decide what can be converted and who may acquire it.

Clarity comes from a valuation before the first listing.

The market in Wädenswil

The canton publishes its own median prices for Wädenswil. In 2025 a flat cost a median of CHF 1,368,640, a detached house CHF 2,195,000 (provisional figures). In the district of Horgen the flat median was CHF 1,670,000, canton-wide CHF 1,200,000. In 2015 it stood at CHF 1,087,500 in Wädenswil, a good quarter lower.

Single years deceive. In 2023 the flat median stood at CHF 1,632,500, two years later clearly below that. Often this depends on which flats happen to be sold, for instance many large new-build flats at once. For your price, floor, lake view, condition and proximity to the station count for more than any average.

New construction is almost entirely multi-storey housing: from 2020 to 2024, 670 dwellings were built, 16 of them in detached houses. In 2024 the building zone was 93.6% built up. At the end of 2025 the town counted 25,956 inhabitants, 6.7% more than in 2015. On 1 June 2026, 50 dwellings were vacant, which corresponds to a vacancy rate (Leerwohnungsziffer) of 0.39%; the district of Horgen and the canton each stood at 0.52%.

What makes Wädenswil special

Since 1 January 2019 the former municipalities of Schönenberg and Hütten have been part of Wädenswil. The town has since covered 3,559 hectares, 498 of them forest, and rises from the lake level at around 406 metres to over 700 metres:

  • Centre: the «Dorf», as Wädenswil calls its own shopping centre, with the station and former industrial sites that now hold flats and institutes.
  • Au: the peninsula on the lake with its own station; the S8 reaches Zurich main station (Zürich HB) directly in 27 minutes.
  • Wädenswiler Berg: farms and hamlets between the town and the hill country.
  • Schönenberg and Hütten: the two hill villages at a good 720 metres; the bus takes 14 and 22 minutes respectively to Wädenswil station.

Education and research have replaced industry. According to the town, the largest institution is the ZHAW with 480 jobs and over 1,000 students; on Müller-Thurgau-Strasse, Agroscope, the federal agricultural research institute, carries out its research.

From Wädenswil station the S25 takes 17 minutes to Zürich HB, the IR35 19 and the S2 24 minutes. Zug is 33 minutes away, with a change in Thalwil.

The municipal tax multiplier (Steuerfuss) for 2026 is 102% of the simple state tax (political municipality 86%, upper secondary school district 16%), plus the cantonal tax multiplier of 95%; Richterswil charges 99%, Horgen 90%.

Frequently asked questions about selling in Wädenswil

What is my flat in Wädenswil worth?

As a guide: in 2025, 93 flats (Eigentumswohnungen) were sold on the open market in Wädenswil, at a median of CHF 1,368,640 (provisional figure from the canton). Your flat may lie well above or below that, depending on floor area, storey, lake view, year of construction and the condition of the development. Where your flat stands is settled by the valuation.

How does a property valuation in Wädenswil work?

Conrad Rudat visits the property, records floor area, fittings and condition and calculates with the hedonic model from IAZI/CIFI, which compares registered sales. He then adjusts for what no model sees, such as a new kitchen or a façade renovation that has already been resolved. You receive a written price recommendation.

What do I need to consider when selling a condominium flat?

Buyers and bank require the documents of the community of owners, above all the statement of the renewal fund. The fund belongs to the community and stays with the flat; a well-funded reserve therefore supports the price. A right of pre-emption for the other owners exists only if it has been agreed and noted in the land register (Grundbuch) (Art. 712c Swiss Civil Code); we check that before the listing.

How much property gains tax do I pay in Wädenswil?

The town levies the property gains tax (Grundstückgewinnsteuer, § 205 Zurich Tax Act) on the cantonal scale, independently of the tax multiplier: 10% on the first CHF 4,000 of gain, in steps up to 40% on the part above CHF 100,000 (§ 225 para. 1). Worked example: a flat yields a gain of CHF 420,000 after eight full years. The basic scale gives CHF 157,400; after a 14% reduction for the period of ownership (para. 3), CHF 135,364 remains. Anyone selling after just a year and a half pays a 25% surcharge (para. 2), here CHF 196,750. Gains below CHF 5,000 are tax-free (para. 5).

Where is the sale contract signed?

At the Notariat, Grundbuchamt und Konkursamt Wädenswil, the notary's, land registry and bankruptcy office at Zugerstrasse 16, around five minutes' walk from the station. It is responsible for Wädenswil and Richterswil and keeps the land register. Rudat AG discusses the draft contract with the notary's office in advance and comes to the appointment with you.

Does it matter whether the property is by the lake or in Schönenberg and Hütten?

Yes. By the lake and in Au the short walk to the train counts, 17 to 27 minutes to Zürich HB. In Schönenberg and Hütten quiet, distant views and space count, and the bus is part of the commute. Outside the building zone, conversions are more tightly regulated. The valuation shows this.
