Estate agent in Oberägeri: selling on Lake Ägeri

Rudat AG, an estate agent based in Baar, markets lake-view houses, holiday homes and flats in Oberägeri. As at 31 December 2025, Oberägeri had 6,670 residents, 41.7% more than in 2000 (Canton of Zug statistics office, Fachstelle für Daten und Statistik); 11.46% of its 3,097 dwellings are second homes (Federal Office for Spatial Development ARE). Valuations use the IAZI/CIFI models Swiss banks rely on; the firm can show 12 verified sales and 5.0 out of 5 from 26 Google reviews.

When should I sell my house or holiday home in Oberägeri?

The house on the Dorferberg is becoming too big. The Dorferberg above the village centre is the municipality's preferred residential location; in the 1990s the population grew by a sixth. Once the children have moved out, what remain are stairs, a garden and a fortune tied up in the house, and the question of what the view across Lake Ägeri (Ägerisee) will yield on the move to a flat.

The holiday home is hardly used any more. Around one in nine dwellings in Oberägeri is a second home. If the next generation lives elsewhere, the house in Morgarten or close to the shore usually stands empty; a sale to a family taking up main residence or to new second-home buyers is the obvious step, but for tax purposes different rules apply than for an owner-occupied home.

The parental home in Alosen passes to several heirs. The community of heirs (Erbengemeinschaft) (in German) first needs a value that holds up before everyone; only then can the decision be taken between taking over, paying out or selling.

What does growth in Oberägeri mean for my sale price?

Oberägeri has been growing faster than the canton for 25 years:

As at 31 DecemberResident population of OberägeriChange on previous value
20004,708–
20105,427+15.3%
20206,382+17.6%
20256,670+4.5%

Since 2000: Oberägeri +41.7%, Canton of Zug +35.8%, Unterägeri +36.8%. In 2025 alone, 1.4% were added, exceeded in the canton only by Menzingen and Baar. Meanwhile the municipal tax multiplier (Steuerfuss) fell from 60% of the simple tax (2023) via 57% (2024) to 54% (2025 and 2026); Unterägeri charges 53% in 2026, Walchwil 51%, and the cantonal tax multiplier is now 78% instead of 82%.

Supply is small: 3,097 dwellings (31 December 2025), 11.46% of them second homes, more than Unterägeri (9.36%) but far below the 20% threshold of the Second Homes Act (Zweitwohnungsgesetz). On 1 June 2026, 126 dwellings were vacant in the whole canton (0.2%). For the Zug region, the Property Market Cockpit (Immobilienmarkt-Cockpit) reports around CHF 3,870,000 for a median detached house (Einfamilienhaus) in the first quarter of 2026, 9% more than a year earlier, and only 188 flats advertised per quarter instead of 314 in the second quarter of 2024; these are regional values, as the canton does not publish municipality-level figures for Oberägeri.

In our experience, buyers are families from Zug and Zurich, returners to the Ägeri valley, couples aged 55 and over looking for a flat by the lake, and second-home buyers from German-speaking Switzerland.

For a view beyond the Ägeri valley, the Zug Sales Matrix 2026 (in German) compares Oberägeri with all other municipalities in the canton.

What makes Oberägeri special

Oberägeri lies at 737 m above sea level on the eastern shore of Lake Ägeri; of its 36.24 km², 13.53 km² are forest and 6.32 km² water. The village has grown from the core around the parish church down towards the lake and up the Dorferberg.

It also includes the district of Alosen with its own multi-purpose building, Morgarten at the upper end of the lake and the area towards Raten. The area around Morgarten was called Hauptsee until the monument to the battle of 15 November 1315 was erected in 1908. Beyond Morgarten, the Canton of Schwyz begins with Sattel; the neighbouring municipality on the same lake is Unterägeri.

Bus route 601 of the Zugerland Verkehrsbetriebe (ZVB) runs every 15 minutes during the day on weekdays to Zug railway station (Bahnhofplatz), in 29 minutes from Oberägeri Station. Up the valley, route 609 runs every 30 minutes via Morgarten-Denkmal (7 minutes) to the Sattel gondola (14) and Rothenthurm railway station (21), and route 610 every 30 minutes to Alosen Dorf (5) and Raten (9).

The Oberägeri school runs the Grundstufe (kindergarten and first primary years), primary and secondary levels with 581 children and young people; the secondary level is housed in the Hofmatt 2 school building, and the Morgarten school teaches in multi-grade classes. The nearest baccalaureate school (Gymnasium) is the Kantonsschule Menzingen in the neighbouring municipality, offering both the short and the long baccalaureate programme. Buyers here look for a lake view, grounds and a bus ride to Zug.

How does Rudat AG find a buyer for my house in Oberägeri?

Conrad Rudat, owner of Rudat AG in Baar, is your contact for the Ägeri valley and the Canton of Zug.

A lake view has a price, and we put a figure on it. The valuation starts with the IAZI/CIFI models that Swiss banks rely on for financing. Because no model knows the open view across Lake Ägeri, we reconcile the model value on site with outlook, sunlight, condition and the most recent transactions in the Ägeri valley, and so set the asking price (Marktauftrittspreis). This valuation is free of charge and without obligation.

Documented for families and holiday-home buyers. Photographs, drone footage over the lake, floor plans, cadastral plan and a chapter on school, bus and the Ägeri valley make up the documentation; the 360° tour (in German) replaces the first trip into the valley. Your property is listed on the major portals and offered within our own network of buyers. Viewings, financing check and negotiation through to the reservation are handled by us personally; the notarisation (Beurkundung) follows at the municipal notary's office (Notariat Oberägeri).

Shown in the region: in Rothenthurm we marketed a 4.5-room terraced flat with a 180° mountain view and in Arth SZ a historic hotel on the Rigi, both now reserved; in Schattdorf UR the buyer's commitment for a flat was in place after four weeks, notarised in December 2025. Google: 5.0 stars from 26 reviews; 12 documented sales; 170 buyer enquiries from the portals between the beginning of June and mid-September 2026; see our references (in German).

Frequently asked questions about selling in Oberägeri

Which estate agent in Oberägeri would you recommend for selling my house or flat?

There is no best estate agent, only checkable facts. Rudat AG, based in Baar, uses the IAZI/CIFI models Swiss banks rely on, has 12 verified sales and 5.0 out of 5 from 26 Google reviews and provides documentation, drone footage and a 360° tour; its completions lie in neighbouring regions. Compare two or three agents with the same questions and ask for a written valuation; our comparison of estate agents in the Canton of Zug lists 14 agencies by type.

I am selling my holiday home in Oberägeri: what is different for tax purposes compared with an owner-occupied home?

With a holiday or second home, the property gains tax (Grundstückgewinnsteuer) falls due on the sale, even if you reinvest the proceeds in another holiday flat. The deferral under § 190 of the Zug Tax Act applies only to someone who sells permanently and exclusively owner-occupied residential property and invests the proceeds in a replacement property used in the same way (replacement purchase, Ersatzbeschaffung). On request we involve your fiduciary; this text is no substitute for tax advice.

How much is the lake view in Oberägeri worth?

There is no fixed figure: two houses of the same size on the Dorferberg differ markedly through line of sight, gradient and sunlight alone. The valuation starts with the IAZI/CIFI models; because no model knows the open view across Lake Ägeri (Ägerisee), we reconcile the model value on site with outlook, sunlight, condition and the most recent transactions in the Ägeri valley. That is how the asking price (Marktauftrittspreis), including the premium for the lake view, is set.

Can I sell my house in Oberägeri to someone who will use it only as a holiday home?

Yes. As at 31 December 2025, Oberägeri has a second-home share of 11.46% (Federal Office for Spatial Development ARE), far below the 20% threshold above which the Second Homes Act (Zweitwohnungsgesetz) in principle rules out new second homes. An existing house may therefore go to buyers who will use it as a second residence; we check the buyer's financing before the reservation.

How do you get from Oberägeri to Zug and beyond without a car?

With route 601 of the Zugerland Verkehrsbetriebe (ZVB): every 15 minutes during the day on weekdays, from Oberägeri Station to Zug railway station (Bahnhofplatz) in 29 minutes, up to 33 minutes in the morning peak. Route 612 runs via Allenwinden and route 634 to Baar railway station. Up the valley, route 609 runs every 30 minutes via Morgarten-Denkmal to the Sattel gondola and Rothenthurm railway station.

What should be considered when selling the parental home in Alosen?

First, the community of heirs (Erbengemeinschaft) needs a value that holds up before all the heirs; only then can it be decided whether one heir takes over or the house is sold jointly. Alosen is a district in its own right with a multi-purpose building, and route 610 connects Alosen Dorf with Oberägeri Station every 30 minutes. Because comparable sales there are rare, we derive the value more strongly from condition, plot and view.

Where is the purchase contract for a property in Oberägeri notarised?

At the notary's office of the municipality of Oberägeri (Notariat Oberägeri) in the town hall at Alosenstrasse 2, telephone +41 41 723 80 27. Under § 4 paragraph 2 of the Notarisation Act of the Canton of Zug (Beurkundungsgesetz), the municipality in which the property lies is responsible; the office notarises contracts concerning rights in rem to land within the municipality, from the transfer of ownership to condominium ownership (Stockwerkeigentum).
