What applies to a farm, parental home or flat in Menzingen?
The farm in the hamlet. Brättigen, Lüthärtigen, Wilen and Schönbrunn are hamlet zones; Schwand, Winzwilen and Heiterstalden are small settlements without a hamlet zone, for which the municipality is seeking one. Whether the Federal Act on Rural Land Rights (BGBB) applies and whether the dwelling house and the farm buildings can be separated determines the circle of buyers.
The parental home in Neudorf, Oberdorf or on the Sonnhalde. With several heirs, the first requirement is a value that all of them can accept, followed by a timetable and the division of the proceeds; see community of heirs (Erbengemeinschaft) (in German).
The flat in a recent development such as Carmel, Stalden or in Finstersee: comparable properties are rare, and the price is derived from the transfers of ownership in the region.

What makes Menzingen special
The village lies at 805 metres above sea level between the deeply cut valleys of the Lorze and the Sihl. With 2,747 hectares, Menzingen is among the largest municipalities in the canton by area and one of its four mountain municipalities. First mentioned around 1060, the municipality is still characterised by scattered farmsteads: 16% of those employed work in agriculture and forestry, against a Zug median of 1.8%.
Edlibach and Menzingen have grown together along the main road, while Finstersee, with its church and its multi-grade school dating from 1949, forms a district of its own. At the centre stands the convent building of the Sisters of the Holy Cross, since 2018 home to the Kantonsschule Menzingen with around 450 pupils.
ZVB bus route 602 (line 2) runs from Zug Bahnhofplatz via Edlibach and Institut/Bernardaplatz to Menzingen Dorf and Kreuzegg every half hour, and every 15 minutes at peak times; Zug station is 23 minutes away. Route 632 runs hourly via Neuheim to Baar.
Who sells my house or farm in Menzingen?
For a property with land, the sale begins in the land register (Grundbuch) and the zoning plan: easements, rights of way, the zone under the new local plan, the BGBB. We then calculate with the IAZI/CIFI models and the transfers of ownership in the region and set the asking price (Marktauftrittspreis); you can request a valuation here.
Drone footage shows the land and the views of the farm, the 360° virtual tour (in German) the interior, and the documentation the plot with its cadastral plan. The property is listed on the major Swiss portals, farmsteads first of all in our network of buyers and investors; the contract is notarised at the municipal clerk's office (Gemeindeschreiberei) of Menzingen.
In the region we are marketing a fully let investment property with three flats in Aristau and a new-build two-family house in Muri; a penthouse flat in the new development in Fahrwangen was sold after nine weeks. Behind this stand 26 Google reviews with 5.0 stars, 12 documented sales and 170 buyer enquiries from June to mid-September 2026; see our references (in German).
