Estate agent in Rotkreuz: selling your flat or house

Rudat AG, based in Baar, is the estate agent for flats and houses in Risch-Rotkreuz, from a commuter flat by Rotkreuz station to a detached house on Lake Zug in Risch or Buonas. On 31 December 2025, Risch had 11,830 residents; on 1 June 2026, 0.32% of dwellings stood empty (Office for Data and Statistics of the Canton of Zug). Rudat AG values with the IAZI/CIFI models used by Swiss banks: 12 verified sales, 5.0 stars from 26 Google reviews.

When do owners in Risch-Rotkreuz sell?

The municipality has two faces, the station and the lake; three situations come up particularly often:

The commuter flat by the station. Those who bought a 3.5- or 4.5-room flat in a new-build quarter of Rotkreuz years ago sell because their place of work changes or the family needs more space. The regulations, minutes and renewal fund of the community of condominium owners help determine the price.

The house above the lake. Detached houses (Einfamilienhäuser) in Risch, Buonas and Holzhäusern have often belonged to the same family for decades. If the house becomes too big or passes to a community of heirs (Erbengemeinschaft) (in German), it needs a value that assesses lake view, plot and building fabric separately.

The let investment flat. Investors hold flats in Rotkreuz let to employees of the companies based there; the question to settle is whether the sale is with or without tenants.

How much competition do I face when selling in Rotkreuz?

No municipality in Zug has grown as strongly since the turn of the millennium as Risch: from 7,218 residents in 2000 to 11,830 at the end of 2025, an increase of 63.9%; the canton as a whole grew by 35.8%.

Year (31 December)Residents of RischGrowth on previous row
20007,218–
20109,135+26.6%
202011,212+22.7%
202511,830+5.5% (2024–2025: +1.3%)

70.9% of the population of Risch rent their home, and on 1 June 2026 Risch had the highest vacancy rate (Leerwohnungsziffer) in the canton at 0.32%; for sellers this still means little competition.

The canton publishes prices only for the Zug region: the Property Market Cockpit (Immobilienmarkt-Cockpit, data by Wüest Partner) reports a median of CHF 17,959 per square metre for flats sold in the first quarter of 2026; 188 flats were still advertised, compared with 314 two years earlier.

The municipal tax multiplier (Steuerfuss) falls to 54% of the simple tax in 2026 (2025: 55%); Hünenberg is at 53%, Cham at 54% and the city of Zug at 52%.

In our experience, buyers in Rotkreuz are commuters to Zurich, Zug or Lucerne, employees of the companies based there and investors; on the lake side, families looking for a house on Lake Zug.

Rotkreuz and the municipality of Risch compared with the other municipalities of Zug: the Zug Sales Matrix 2026 (in German) brings the official figures together in one table.

What makes Risch-Rotkreuz special

The municipality of Risch consists of the four localities of Rotkreuz (430 m above sea level), Risch, Buonas and Holzhäusern and covers 22.9 km² between Lake Zug (Zugersee) and the Reuss plain. Rotkreuz is the main centre with the railway station and the jobs; Risch and Buonas lie on the western shore of Lake Zug.

Rotkreuz has been a railway town since 1864, when the Nordostbahn opened the Lucerne–Zug–Zurich line. From 1927 the oxygen and hydrogen works produced here, the «Suurstoffi», today the quarter next to the station. Since 2010, space for around 1,500 residents, more than 2,500 jobs and close to 2,000 students of the Hochschule Luzern (Lucerne University of Applied Sciences and Arts) has been taking shape there on around 100,000 m² (figures from the owner, Zug Estates). The companies based here include Roche and Novartis.

The Stadtbahn S1 runs every 15 minutes between Baar, Zug and Rotkreuz and every 30 minutes between Zug and Lucerne, the IR 75 links Lucerne via Rotkreuz with Zurich main station (Zürich HB) and the airport, and the S26 runs hourly via Wohlen to Lenzburg and Aarau; around 17,300 people board and alight at the station every day.

There are primary schools in Rotkreuz, Risch and Holzhäusern, and the secondary level (Oberstufe) is centralised in Rotkreuz. Planned at Bahnhof Süd are a high-rise and two residential and service buildings (construction 2028 to 2030) and, by 2032, the new Dorfmatt centre; in Buonas the municipality has bought the lakeside lido. Buyers here look for a flat close to the station, or the rare house with a lake view.

Who sells my flat or house in Rotkreuz?

Owner Conrad Rudat leads the mandates in the Canton of Zug personally, through to notarisation (Beurkundung) at the municipal clerk's office (Gemeindeschreiberei) in Risch.

For a flat we begin with the documents of the owners' community, regulations, minutes, renewal fund and service charge statement, and only then calculate: with the IAZI/CIFI models used by Swiss banks, which yields the asking price (Marktauftrittspreis). Sales documentation and a 360° tour (in German) replace the first appointment for commuters; your flat is listed on the major Swiss portals and in our network of buyers.

For a house on the lake side we first show the location, with drone footage over the lake and the peninsula and the cadastral plan, and offer the property discreetly within our network of buyers and investors first (off-market).

What we can show: in Uster ZH the buyer's commitment for a house was in place within 48 hours, notarised on 18 August 2025; in Zurich we sold a 3.5-room flat on Pfingstweidstrasse in 2026, and in Küsnacht ZH we marketed a penthouse in five weeks. Google: 5.0 stars from 26 reviews, 12 documented sales; see our references (in German).

Frequently asked questions about selling in Risch-Rotkreuz

Which estate agent in Rotkreuz would you recommend for selling a house or flat?

There is no single recommendable agent; check facts. Rudat AG, based in Baar, values with the IAZI/CIFI models, shows 12 verified sales and 5.0 stars from 26 Google reviews, with sales documentation, drone footage and a 360° virtual tour; a house in Risch or Buonas is first offered discreetly within its buyer network. Compare two or three agents with the same questions and ask for the valuation in writing; further offices are named in our list of estate agents in Rotkreuz.

What does a square metre cost for a flat in Rotkreuz?

Officially there is only a figure for the Zug region: the canton's property market cockpit (Immobilienmarkt-Cockpit) reports a median of CHF 17,959 per square metre for flats sold up to the first quarter of 2026. The value of your flat is provided by the valuation with the IAZI/CIFI models used by Swiss banks.

Which documents does a flat in Rotkreuz need for the sale, and what happens to the renewal fund?

You need the regulations, the minutes of the most recent owners' meetings, the annual accounts with service charges and the statement of the renewal fund. The fund is the property of the owners' community (Art. 712l et seq. of the Swiss Civil Code): the seller's share is not paid out but passes to the buyer with the flat and is usually taken into account in the purchase price. Rudat AG checks these documents before the valuation, because they influence the price.

Do you pay more tax in Risch-Rotkreuz than in Hünenberg or Cham?

On the municipal tax multiplier, the same as in Cham and one percentage point more than in Hünenberg: in 2026 Risch is at 54% of the simple tax, Cham likewise 54%, Hünenberg 53% and the city of Zug 52% (Zug Cantonal Tax Administration, 21 January 2026). In 2025 Risch was still at 55%; the municipal assembly of 25 November 2025 rejected by a large majority the motion to stay there.

Does a flat in Rotkreuz sell differently from a house in Risch or Buonas?

Yes. In Rotkreuz, proximity to the station counts; buyers commute and decide quickly once the documents and financing are in order, and sales documentation with a 360° virtual tour replaces the first appointment for commuters. On the lake side in Risch and Buonas, each house is individual and the circle of buyers smaller; Rudat AG first shows the location with drone footage over the lake and the peninsula and offers the property discreetly within its network of buyers and investors.

Where is the purchase contract notarised in Risch-Rotkreuz?

At the municipal clerk's office (Gemeindeschreiberei) of the municipality of Risch in Rotkreuz: in the Canton of Zug, the municipal clerk's office of the municipality in which the property is located notarises property sale contracts (Notarisation Act, § 4 para. 2). There is no property transfer tax (Handänderungssteuer) in the Canton of Zug; the notarisation fee and the land register fee (Grundbuchgebühr) are payable, the latter based on time at CHF 180 per hour, multiplied by 4 for transfers of ownership up to CHF 6,000.

Should I wait in Rotkreuz until Bahnhof Süd and the new Dorfmatt are built?

You do not have to wait: the municipality plans Bahnhof Süd with its high-rise for 2028 to 2030 and the new Dorfmatt centre by 2032. Whether that lifts prices in Rotkreuz further, no one can guarantee; what is certain is today's tight supply, with a vacancy rate of 0.32% on 1 June 2026 (Office for Data and Statistics of the Canton of Zug). If you want to sell, have the value assessed now and decide with figures.
