Selling in Uster
Uster is a town of detached and terraced houses: 2,814 of the 5,156 residential buildings are detached houses (Einfamilienhäuser), a good half. Hardly any new ones are being added. From 2022 to 2024, 493 new dwellings were built in Uster, 13 of them in detached houses. Anyone selling a house here is offering something that has become rare on the market.
Four situations come up particularly often in Uster:
- The children have moved out. The house in Oberuster or Nänikon is too big; what is wanted is a flat with a lift near the station and a sale timed to match the purchase.
- The parental home passes to the heirs. The community of heirs (Erbengemeinschaft) first needs a figure that everyone can follow (selling as a community of heirs (in German)).
- The centre of life is shifting. Anyone moving away wants to sell the property promptly without having to give way on price. Here the asking price on the first day decides.
- The condominium flat (Stockwerkeigentum) in the centre. Buyers and banks examine the regulations, the renewal fund and the renovations already resolved as closely as the flat itself.
That is why it always starts with a valuation that stands up to buyers, banks and co-heirs.
The market in Uster
The canton of Zurich reports home-ownership prices at municipal level. In Uster, 47 detached houses (Einfamilienhäuser) changed hands on the open market in 2025 at a median price of CHF 1,630,000, along with 123 flats at a median of CHF 1,100,000; according to the Statistical Office of the Canton of Zurich (Amt für Statistik und Daten) the figures are still provisional. Across the whole canton the medians were CHF 1,590,000 and CHF 1,200,000. In 2015 a detached house in Uster cost a median of CHF 1,250,000; since then the median has risen by 30%.
Demand grows with the town: at the end of 2025 Uster had 36,941 residents, 484 more than a year earlier and 9% more than in 2015. 16,529 private households share 17,615 dwellings, only 16% of which are in detached houses, and their stock fell from 2,825 (2023) to 2,814 (2025).
The vacancy rate (Leerwohnungsziffer) stood at 1.40% on 1 June 2026 (248 vacant dwellings), above the cantonal figure of 0.52%. Rental and owner-occupied dwellings are counted together, and the office notes that individual new-build projects can shift a municipality's figure considerably. For sellers, what counts is the view of their own segment: for detached houses, little supply meets a growing number of households.
What makes Uster special
Uster lies in the Zurich Oberland on the Greifensee and covers 2,849 hectares. The town consists of districts that have grown together and six outlying villages (Aussenwachten), which function differently in the market:
- Kirchuster, Niederuster, Oberuster, Nossikon and Gschwader: the districts around the centre and the station, with apartment buildings (Mehrfamilienhäuser) and established quarters of detached houses.
- Nänikon and Werrikon: Nänikon is the most populous outlying village, has the postcode 8606 and shares the station Nänikon-Greifensee with Greifensee. Werrikon lies between Uster and Nänikon, separated from the centre by a large nature reserve.
- Riedikon: directly on the Greifensee; the whole village lies within the village conservation zone (Ortsschutzzone). That affects what buyers may convert.
- Freudwil, Sulzbach and Wermatswil: Freudwil north of the motorway between orchards and forest, Sulzbach towards Gossau, Wermatswil a farming village with preserved historic buildings at the transition to Pfäffikon.
Uster station is served by the S-Bahn lines S5, S9, S14 and S15. In the morning peak an S5 or S15 runs every 15 minutes to Zurich main station (Zürich HB) in 14 minutes, with the S9 and S14 in between taking 22 to 23 minutes; from Nänikon-Greifensee the journey takes 19 to 20 minutes. For commuting families this is a central selling point that belongs in every set of sales documentation.
The tax multiplier (Steuerfuss) for 2026 is 112% of the simple state tax: 94% for the town, unchanged since 2022, and 18% for the Uster secondary school district. In the Nänikon-Greifensee secondary school district it is 110%. Added to this is the canton's state tax of 95%.
How Rudat AG sells in Uster
Rudat AG works from Baar throughout the canton of Zurich and has already sold in Uster. Conrad Rudat accompanies every sale personally, from the first conversation to notarisation (Beurkundung). How high the property gains tax in Uster will be is shown by the calculator for the property gains tax in the canton of Zurich.
First the figure. We value with the IAZI/CIFI models used by Swiss banks, see methods (in German), and check the result on site: condition, land register (Grundbuch), building rules such as the village conservation zone in Riedikon, and for condominium ownership (Stockwerkeigentum) the regulations and renewal fund. From this the asking price (Marktauftrittspreis) emerges. If it is close to the market value, the serious enquiries come in the first days; a price set too high leaves the property sitting.
Then the stage. Professional photography, drone footage, a 360° virtual tour with Matterport and our own sales documentation with location, cadastral plan and floor plans. Prospective buyers view only once the property suits them.
Documented, not claimed. Rudat AG sold a house in Uster (in German) after 48 hours of marketing, notarised in August 2025. On Google, Rudat AG stands at 5.0 stars from 26 reviews.
