Selling in Root
Root is building: from 2015 to 2025 the housing stock grew from 2,282 to 3,042 dwellings, by a third. Since 2021, 50 residential buildings have been built, 40 of them apartment buildings (Mehrfamilienhäuser) and only four detached houses (Einfamilienhäuser).
- The existing flat next to the new build. Anyone selling competes with first occupancies and needs a price that justifies the gap.
- The house with garden. Hardly any new detached houses are being added; comparable supply remains scarce.
- The locality. Root Dorf (6037), Perlen (6035), Honau (6038) and Root D4 (6039) differ in their surroundings, from the village centre to the industrial zone.
Where your property stands within this is clarified by a valuation by Rudat AG.
The market in Root
At the end of 2025, 6,712 people lived in Root, 31.7% more than in 2015 (5,098, Honau included in each case). On 1 June 2026, 35 dwellings were vacant, 1.15% of the stock and thus more than the cantonal average of 0.70%. 32 of them were for rent, 7 were in new buildings and 3 were detached houses: the vacancy mainly affects the rental market.
We have no official price statistics for Root. We derive the price for each property from IAZI/CIFI and the transfers of ownership in the region.
What makes Root special
Root lies in the Rontal on the right bank of the Reuss, between Lucerne and Rotkreuz. The municipality comprises the linear village, part of the industrial settlement of Perlen and, since 1 January 2025, Honau, where the lowest point in the canton lies at 404.2 m above sea level. The wood pulp and paper mill was established in Perlen in 1872; the Oberfeld and Längenbold industrial zones were added later.
The railway reached Root in 1864, the A14 followed in 1986; since then, according to the Historical Dictionary of Switzerland, Root has increasingly oriented itself towards Zug. The S1 runs from Gisikon-Root directly to Zug in 16 minutes, from Root D4 in 19; Lucerne is 13 to 19 minutes away. Both stations and the Gisikon-Root motorway junction lie within the municipality.
In 2026, the municipality and the canton together levy 2.95 tax units (1.50 and 1.45), without church tax. This does not affect the property gains tax (Grundstückgewinnsteuer): it applies canton-wide at 4.2 units (§ 23 GGStG). How much a sale in Root would cost is shown, step by step, by our property gains tax calculator for Lucerne.
How Rudat AG sells in Root
We work throughout the Canton of Lucerne (in German) and just across the border in Risch-Rotkreuz. In Root itself we have not yet sold; what we can document in the neighbourhood is transferable:
- Zug buyers for Lucerne flats. For the flat in Hochdorf (in German), the buyers were confirmed twelve weeks after the market launch. The sale contract is signed; the buyers came from the Canton of Zug.
- Seetal. A 2.5-room flat with lake view in Hitzkirch (in German) was reserved and sold in May 2026.
- Presentation. Professional photos, drone, 360° virtual tour (in German), our own sales documentation.
Google: 5.0 stars from 26 reviews. On +41 41 763 33 66, Conrad Rudat answers in person.
This page is for orientation. The Lucerne assessment decides on the tax, the land registry on the registration.
