How much does an estate agent cost in Lucerne?

Of the 35 offices in the city of Lucerne, one publishes its fee (as at 16 October 2026): Betterhomes Luzern, with a success fee only of 2 % (minimum commission CHF 10,000) in the standard mandate, plus a listing fee and a monthly marketing package, and a success fee only of 2.5 % in the non-exclusive promo mandate, likewise with a minimum commission of CHF 10,000 and a listing fee, marketing package included. Grundeigentümer Verband Schweiz (Propertyowner Services AG) states that sellers pay no seller’s commission; the other 33 offices quote per property. Arlewo and ALORA Immobilien state that their fee is due only on a successful sale, and Mischler Immobilien quotes a pure success fee in per cent or, on request, a flat fee. The agent’s commission is earned only once the sale contract is concluded (Art. 413 para. 1 Swiss Code of Obligations).

Does the agent need an office in Lucerne?

No. Offices from the neighbouring municipalities, from Baar or from other cantons also sell property in the city of Lucerne. More important than the address are documented sales in the city or in the same segment and a fixed contact person.

Which agencies without an office in Lucerne are active in the city?

Raiffeisen Immomakler (Raiffeisen Immo AG, registered office St. Gallen), Neho (address according to its website in Zurich), Schimmo AG (office in Inwil LU) and Keifer Immobilien (office in Affoltern am Albis ZH, registered office in the commercial register Lucerne) also name the city of Lucerne as an area of activity on their websites. Rudat AG, too, works in the city of Lucerne from Baar. The enumeration is not exhaustive.

What is particular about selling in the city of Lucerne?

A sale contract for land is valid only as a notarised deed (öffentliche Beurkundung; Art. 216 para. 1 Swiss Code of Obligations); which notary may draw it up in the canton of Lucerne is governed by cantonal law. The transfer of ownership is not recorded by an office in the city but by the land registry (Grundbuchamt) Luzern Ost, Kriens office, at Meisterstrasse 4 in 6010 Kriens.

The city of Lucerne had 86,699 residents at the end of 2025, 6.6 % more than the 81,295 of 2015 (LUSTAT Statistik Luzern). In 2026 the city and the canton each levy 1.45 tax units, 2.90 in total without church tax; with church tax the figure is 3.13 (Roman Catholic) or 3.15 (Protestant Reformed). In 2019 the city’s municipal tax multiplier (Steuerfuss) still stood at 1.85 units.

Since 1 January 2010 the former municipality of Littau has been part of the city; the postcodes 6014 (Littau) and 6015 (Reussbühl) also carry the name Luzern. For statistical purposes the city is divided into 2 parts, 6 districts – Innenstadt (city centre), Rechte Seeseite (right lake shore), Rechtes Reussufer (right bank of the Reuss), Linke Seeseite (left lake shore), Linkes Reussufer (left bank of the Reuss) and Littau – and 27 quarters. Home ownership is rare: the home-ownership rate is 15 % (canton 33 %, 2024), and only 1,691 of 48,194 dwellings are in detached houses (Einfamilienhäuser; 3.5 %, 2025).

How do you choose the right agent in Lucerne?

Speak to two or three offices and ask all of them the same questions. How is the price arrived at? Who looks after you personally? Which sales in the city of Lucerne are documented? What does the fee include? Of the 35 offices, one publishes its fee: Betterhomes Luzern, with a success fee per mandate; Grundeigentümer Verband Schweiz (Propertyowner Services AG) states that sellers pay no seller’s commission, and the other 33 offices quote per property. The agent’s commission is earned only once the sale contract is concluded as a result of the agent’s referral or mediation (Art. 413 para. 1 Swiss Code of Obligations).
