11 offices with an address in Horgen sell or broker property for owners according to their own websites. Included is every firm that is actively registered in the commercial register (Zefix), states an address in the municipality of Horgen on its own website, Horgenberg and Hirzel included, and offers sales there. Three offices are branches of companies with their registered office outside Horgen: Exklusiv Immobilien, Ginesta and RE/MAX; their commercial register entry is at the head office. Apart from Immoshop Zimmerberg in 8816 Hirzel, all addresses are in 8810 Horgen. As at 16 October 2026.

Which agents have their office in the city of Zurich, in Thalwil or in Wädenswil?

In the city of Zurich, in Thalwil and in Wädenswil we looked for offices that name the Zimmerberg or the left bank of Lake Zurich as their area on their own website. By the date of this list, two offices could be documented, both in Thalwil; we list them with address and focus, alphabetically.

Horgen is also named as an area of activity, with a page of its own, by MARLIN Immobilien (registered office Gurmels FR), Neho (registered office Lausanne) and Raiffeisen Immomakler. The enumeration is not exhaustive.

What is particular about selling in Horgen?

The sale contract for a property in Horgen is executed as a notarised deed (öffentliche Beurkundung) by the Notariat, Grundbuch- und Konkursamt Horgen (notary’s office, land registry and bankruptcy office) at Dorfplatz 1 (Zimmerberg-Huus, 2nd floor); it is responsible for Horgen and Oberrieden and also keeps the land registry (Grundbuch). Notarisation costs a fee of 1 ‰ plus VAT, and entry in the land registry a further 1 ‰ (Notarial Fees Ordinance, LS 243). The draft contract and the appointment therefore run through the notary’s office, whichever agency you engage.

Horgen had 24,572 residents on 31 December 2025, 10.1 % more than at the end of 2015 (current boundaries including Hirzel; Statistical Office of the Canton of Zurich). The municipal tax multiplier (Steuerfuss) in 2026 is 90 % excluding church tax, unchanged since 2022; Thalwil levies 78 %, Oberrieden 84 % and Wädenswil 102 %. The municipality comprises the village centre, the lakeshore, Käpfnach, Oberdorf and Arn with the postcode 8810, Horgenberg with 8815 and Hirzel with 8816, as well as Sihlbrugg; Hirzel has been part of Horgen since 1 January 2018.

In 2025, 75 owner-occupied flats, 43 detached houses and 2 plots of residential building land were sold in Horgen. The median price was CHF 2,450,000 for a detached house and CHF 1,535,000 for an owner-occupied flat (provisional figures). On 1 June 2026, 52 dwellings stood empty, a vacancy rate of 0.44 %.

How do you choose the right agent in Horgen?

Speak to two or three offices and ask all of them the same questions. How is the price arrived at? Who looks after you personally? Which sales in Horgen are documented? What does the fee include? None of the 11 offices publishes its fee; you learn the amount from the quotation.
