In the Zug region, which includes Baar, a detached house with 5 rooms changed hands for a median of CHF 2,783,000 between the second quarter of 2025 and the first quarter of 2026 (56 transfers of ownership); houses with 4 to 6 rooms sold for CHF 2,320,000 to 3,725,000. Source: property market cockpit of the Canton of Zug (data by Wüest Partner); there are no figures for Baar alone.

How much does a house in Baar cost by number of rooms?

The most reliable answer comes from prices actually paid. The Office for Data and Statistics of the Canton of Zug (Fachstelle für Daten und Statistik) publishes them in its property market cockpit for the Zug region, that is, for Baar and the other municipalities of the canton together. The figure shown is the median: half of the houses sold for less, the other half for more.

Detached house, Zug region, Q2 2025 to Q1 2026Median price paid
4 rooms (11 transfers)CHF 2,320,000
5 rooms (56 transfers)CHF 2,783,000
6 rooms (40 transfers)CHF 3,725,000
7 rooms (15 transfers)CHF 3,100,000
Price per square metre (129 transfers)CHF 18,849

That a 7-room house sold for a lower median than a 6-room house is due to the small number of 15 sales: location, year of construction and plot weigh more than the number of rooms. For houses with 8 rooms there were only 5 transfers, so we leave that value out.

For comparison, Wüest Partner estimates the market value of a medium detached house in the Zug region at around CHF 3,868,000 in the first quarter of 2026. This model house is five years old, with a volume of 920 m³ and a 500 m² plot in a medium to good standard. Because it is almost new, its value lies above the median of prices paid, which also includes older houses.

How much does a flat in Baar cost?

For flats (Eigentumswohnungen) the data base is broader: 362 transfers of ownership in four quarters. As with houses, the figures apply to the Zug region.

Flat, Zug region, Q2 2025 to Q1 2026Median price paid
2 rooms (29 transfers)CHF 1,278,000
3 rooms (114 transfers)CHF 1,690,000
4 rooms (150 transfers)CHF 2,017,500
5 rooms (60 transfers)CHF 2,270,000
Price per square metre (362 transfers)CHF 17,959

Wüest Partner estimates a medium flat with 110 m² of living space and 30 m² of outdoor space, five years old, at around CHF 2,425,000 in the first quarter of 2026.

How have prices in Baar developed?

Within one year, values in the Zug region rose further, more strongly for houses than for flats:

Zug region, change on the previous yearValue
Medium detached house, estimated market value (Q1 2025 → Q1 2026)CHF 3,550,000 → 3,868,000 (+9%)
Medium flat, estimated market value (same period)CHF 2,305,000 → 2,425,000 (+5%)
Detached houses, median price paid per m²CHF 17,226 → 18,849 (+9%)
Flats, median price paid per m²CHF 17,289 → 17,959 (+4%)

Across Switzerland, the residential property price index of the Federal Statistical Office paints a calmer picture: in the second quarter of 2026 the overall index was 3.5% above the same quarter of the previous year, and detached houses fell by 0.4% on the previous quarter.

Two figures explain why Baar behaves differently. On 1 June 2026 only 126 dwellings stood empty in the Canton of Zug, a vacancy rate of 0.2%. And Baar grew by 515 people or 2.1% to 25,519 residents in 2025. Little supply meets growing demand.

Why there are no official prices for Baar alone

The property market cockpit counts Baar as part of the Zug region and publishes prices only for that region. Municipality-level figures are sold by Wüest Partner. For your house this means: the regional median is a good starting point, but not a price for your property. Within Baar, the districts Baar Dorf, Inwil, Blickensdorf, Allenwinden, Deinikon, Walterswil and Sihlbrugg differ markedly, as do year of construction, condition, plot and the building potential under the new local zoning plan.

An overview of location, tax rate and development of the municipality is on our page Selling property in Baar.

Worked example: property gains tax when selling a house in Baar

If you sell a house in Baar, you pay property gains tax (Grundstückgewinnsteuer) on the profit. It is assessed by the municipality of Baar, because the municipality in which the property lies is responsible (§ 187 para. 2 and § 192 of the Zug Tax Act). The tax rate equals the return per year: the gain as a percentage of the investment costs, divided by the years of ownership. It is at least 10% and at most 60%; from the 12th year of ownership the maximum falls by 2.5 percentage points per year to 25% after 25 years. Gains below CHF 5,000 are tax-free (§ 199 of the Zug Tax Act).

Value-enhancing investmentsCHF 150,000
Costs of purchase and sale, including agent’s commissionCHF 80,000

Taxable gainCHF 853,000
Return in total / per year44.2% / 3.7%

Besides the purchase price, value-enhancing investments and the costs of acquisition and sale, including the agent’s commission, are deductible (§§ 195–196 of the Zug Tax Act). Receipts for conversions and renovations therefore save tax directly. Only when the return per year exceeds 10%, for example when reselling after a few months, does the rate rise above the minimum. The Canton of Zug levies no property transfer tax. You can calculate your own case with the property gains tax calculator for Zug.

What this means for your sale

The median shows where the middle of the market lies. What your house in Baar achieves depends on its district, condition, plot and what the new zoning plan allows on your parcel. We value with the IAZI/CIFI models that Swiss banks also use, and check the result on site. Rudat AG is based at Neuhofstrasse 5A in Baar.

Three steps before the sale: first, a valuation that reflects your property, not the region. Second, calculate the property gains tax with your real figures and collect receipts for investments. Third, plan the market launch so that buyers can follow the price. Which firms sell property in Baar is shown in our list of estate agents in Baar.
